If you are considering for purchase, main issues to look out for will be how much renovation will be required, the facing and the environment. Generally, when you do your viewings you will have an gut feeling whether the unit fits your profile. An agent can assist by helping you to understand and narrow down your main requirements, negotiating a better price for you and point out the areas to look out for out in a unit.

Cash portion for a unit depends on how much CPF & loan you can utilize. Generally the cash portion of the purchase comes from the Cash-over-Valuation (if any), HDB application fees, agent commission fees, and renovation works. Thanks and hope to be able to assist further.

Hi Ms Siti,

If you look closer at the financial commitments between a resale and BTO unit, they are similar except that all financial commitments come immediate upon exercising the Option To Purchase. If you havedone sufficient homework, chances of forking out high COVs will be minimal as you will probably not pay much more than the last few transactions within the same enclave. More importantly is if you are able to secure the necessary loan for this purchase and this loan amount on top of your CPF and cash component added up will allow you to secure a unit of choice within the location you are considering. Who knows you may end up with a unit much cheaper than a BTO considering the location as well.

Hi Siti, with the present weak market sentiment, you will definitely be able to find many good buy units than having to wait 4 long years for a BTO unit.
