In this case, what should I do? Do I need to inform my current seller? If not, is it possible for me to deal directly with the buyer seller? If she is representing the buyer, she also cannot be my agent right? I think I still need to pay agent fee as buyer won’t pay for condo.. then who should I pay my agent fee? Or should I still contact my agent and ask them to deal with each other?

If you feel the agent you have engaged for the past 3 months has been doing a good job, you can try to talk to him or her again and work out something so everyone has a win-win. Otherwise, perhaps you can share more details on the property? I have been in this line for some time and may also be in touch with buyers looking at your condo development and can help to resolve your scenario.

2. Your current agent had put 3 months effort, if he/she has been continuing updating and doing his/her due diligence-
- You can give another shorter timeline before proceeding to my next suggestions
- open up the listing to not more than 3 agent marketing no longer be exclusive.
- Who clinch the deal gets the commission, you should not be stressed over who to pay or not.
