1st) Normally the advance rental deposit will be return on the end of the lease. For most Tenancy Agreement, the landlord can only forfeit the deposit if you did not fulfilled the minimum occupying period (eg 6mth in 1yr lease) Landlord does have the right if you are going to continue staying till the end of the lease while searching for the other unit. (subject to the tenancy agreement that you signed)

1year rental= 1mth rental + 1mth deposit
2year rental= 1mth rental + 2mth deposit (for this you can discuss with the agent/landlord to let you pay the balance deposit together with the rent on the following mth)
