Hello. I am SPR and own one condo. My wife is SC and owns another condo. Can my wife sell her condo and buy a resale HDB — or do we both need to sell our condos before she can buy HDB? I have searched HDB website but cannot find definitive answer!

Dear sir/madam,

Both of you will be required to liquidate your existing condo if you are planning to purchase a resale HDB. The liquidation can be done within 6 months from the completion of your resale HDB purchase, if you have sufficient financing to complete the purchase of the resale HDB. You may consider putting up 1 of the apartment for sale first, then putting up the other condo for sale after the completion of the resale HDB purchase to plan for a smooth transition without having to rent in between if financing permits.

When your wife purchases the HDB, even if you are not the owner, you also need to be the essential occupier. Essential occupiers are also not allowed to hold any other residential properties during the minimum Occupation Period (MOP) hence both you and your wife will also need to sell off your condos in order to purchase that one HDB. Just looking at what you have shared, I will not advise to sell off both of your condos to purchase a HDB but if you have some plans in mind and wish to have a discussion, I can meet up with you and your wife and we can have a chat on this. If we know what is in your plans, then maybe we can provide some advice which may help in your planning.

Hi,

It depends on whether you intend to purchase a resale HDB or BTO from HDB.

(1) BTO flat:
You may applied for BTO flat after 30 months of disposing both private properties that own by each individual.

(2) Resale flat:
Since you are husband and wife, she is not eligible to purchase a resale HDB using Single Scheme.
She has to purchase under the family scheme; i.e. husband and wife, with or without children.
She must be the legal owner, you can be listed as owner or essential occupier. In this case, both of you must dispose of your private properties within 6 months upon key collection of the resale flat.

Hi,

As both of you are married couple and form a family nucleus, both of your names must be included in the hdb ownership for the hdb resale purchase. Thus both of you must sell the private properties you all are holding should you decide to get the resale HDB.

Imho, it may not be the best move in doing so. May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

Hi Sir,

Your wife need not sell her condo to buy a resale HDB flat. In fact, if finances allow, she can buy the HDB flat first, and then sell off the condo latest within 6 months upon the HDB flat purchase.

As both of you are married, you will need to be included either as a co-owner, or an essential occupier. This means that upon the HDB flat purchase, you will also need to sell your condo within 6 months of the HDB flat purchase.

In addition, both of you will need to serve a 5-year MOP before either of you can purchase another residential property (be it local or overseas).

Dear Sir,

For HDB, you will need to purchase it by forming a family nucleus. This is to say your wife either needs to become the owner or the essential occupier. In this case, she will need to sell off her condo.

One of the conditions of owning a HDB is that you will need to sell off your private residential property within a 6 months period. Buying a resale HDB may not have much upside in the long run as compared to holding to a condo unit.

The answer to your question is not very favourable to your family , yes both you and your wife need to dispose off ALL private property latest within 6 months after collecting key to your resale hdb .

If you are refering to new hdb or so called BTO hdb , Sorry to let you know , the criteria are more difficult and troublesome , you have to wait 30months after the sale of all private property before you can ballot for new hdb BTO , Plus balloting and construction will take at least another few years .
