Dear upgrader,

Since you have mentioned that you would like to make a purchasing decision by end 2016, do take note that based on HDB regulations, you are not to enter into any form of purchase of private properties if you have not met your MOP. Therefore there should be no rush to put the purchase in place at this point of time. If your intention is to make a purchase before sale, do take note that you will be subjecting yourself to more risk or pressure to sell your HDB in such a manner, should market take any drastic turn.

In the meantime, I will advise you to speak to a banker by end 2016 to do up your financial profiling for the purchase such that when nearing MOP, you will be able to know what are the available choices that falls into your requirements and move on easily.

May I know did you obtain a housing grant when you purchased this resale 5rm flat?

Since your MOP date is Jan/ Feb 2017, I will advise to start marketing after chinese new year as the supply of buyers is usually low during the period building up to CNY. Buyers will start to be back after CNY.

In addition, I am afraid to inform you that you wont be able to ink on OTP for purchase this year as you need to fulfill MOP first before you can do so.

Your affordability should be up to $1.74m based on your household income and finances after sale of current flat but this is based on finances after sale.

Care to share what's your finances on hand?

Do share more information with me so I can come out with a upgrading plan taliored just for you.

It seems like you wish to purchase first then sell off current HDB. Do take note that you will be restricted by cooling measures if you never sell HDB (issue sale OTP) before purchase:

1) subject to 7% additional buyer's stamp duty as SC
2) if you have outstanding loan, you can only obtain max 50% loan
3) if you have utilised CF OA funds in current flat, you need to set aside basic retirement sum $80.5k in CPF OA + SA before you can use the excess fund in this purchase
