1. According to data from HDB, Punggol and Sengkang are the top HDB estate for the resale market in September 2020 with 116 transactions recorded in each estates. Meanwhile, the Central area recorded only 4 transactions. Therefore, the potential upside is better in Punggol and Sengkang as properties there are generally more affordable compared to the Central area. However, HDB estates may enjoy future upsides from the development of the Greater Southern Waterfront in the next 20 to 30 years, if you are willing to wait.

2. The top 5 HDB estates are Punggol, Sengkang, Yishun and Tampines for September 2020. Hence, you may wish to focus on these estates.

3. You are correct that you can only sign your option to purchase after you have met your Minimum Occupation Period (MOP). We advise you to engage a good property agent who will be able to do a detailed analysis.

1. Would buying a HDB in Central/ Harbourfront ahead make more sense compared to other locations like Punggol. Would you share an insight article or your suggestion on location standpoint. Keeping in view we’ve lost about 10% of property value in our current HDB.

You already lost 10% of your flat value, why do you want to do it again? I can help you, share more and explain what are the best options available for you.

2. Which HDB housing area would have significant improvement over past 5 years vs downfall

Ans;
Are you asking about the capital value or just improvements in amenities?

HDB value appreciation is generally stabilizing across the island.

HDB always and continuously improve the amenities and facilities during the flat lifecycle.

HDB flat is for just for you to stay, not an investment.

3. MOP in Dec can we list our current HDB in September. Understand OTP can only be signed after MOP date

Ans:
By right, you are not allowed to market your flat before MOP completion date.

You need to submit to HDB website "intent to sell"
