Hello Gurus.

A quick introduction of myself and my husband:
1. I am an SPR who is most likely getting my SG citizenship at the end of the year. My husband is a foreigner.
2. We are currently renting a small condo in Geylang area. We are paying $1800 a month.
3. Now that I'm getting my SG citizenship soon, we're thinking of buying a property. We are leaning towards a small condo unit to live in (either Kembangan or Aljunied area). However, we will only be living in it for a year or so and we will be migrating overseas and renting the condo out.
4. Our financial situation: I have 200k in my CPF OA, I earn about 6.5k a month and my husband earns 3k a month. We have about 200k of savings.

Do you think this is feasible ? Or do you think we're better off getting a HDB resale flat? Thank you!

Hi,

Yes its looks feasible since the finances are strong, and its better to purchase once you obtain the citizenship as there will be ABSD remission due to it being your 1st matrimonial property purchase. With 400k funds available for downpayment, you could purchase up to $1.42m assuming 75% max loan is not an issue.

Hi Mdm,

Based on the situation you described, I would say a condo would suit you better. Because if you were to purchase a HDB flat, you will be required to serve a 5-year MOP before you can rent out the whole flat. If you're planning to migrate in the next 1-2 years, this may not be a good plan.

There are several information unavailable to help with the estimation, therefore I will be assuming that both of you will be able to obtain a 30 years loan tenure.

Basing on both your combined income, assuming that both of you do not have any other combined financial commitments monthly, you maximum eligible loan is up to $1.269m range, translating to a maximum purchase price of $1.69m.

Nevertheless, subjected to your funds available for the 25% downpayment as well as the applicable stamp duty, a comfortable purchase price will be in the range of $1.38m (Note that this is assuming you purchase after obtaining Citizenship).

With this price range in mind, there are definitely good projects which you can consider within the area that you are looking out for, and coupled with detailed planning, you can still be looking out to have upside towards this purchase in the short to medium term where you will be in a better position financially to reassess your real estate portfolio before making any further adjustments or restructuring if required.

Hi Mdm,

In my opinion, getting a condo is a better option because you can rent it out quite easily and there are good upside potential in the future. For HDB, the upside is limited and you will not be able to rent it out after just one year because of the 5 years Minimum Occupation Period requirement.
