Just a couple of questions.
If a good faith payment for a rental has been deposited to the landlord but the TA was not signed by the expiration should the good faith payment be refunded to the tenant?
If there is no TA signed and the tenant withdraws are there any penalties? or should the deposit be refunded without question?
Are there any scenarios where keys are given to the tenant prior to a signed TA?
