So sorry to hear about your incident. By right, your agent ( for both buying and selling) should go thru the finances and timeline with you guys before start marketing. But now since the sale is already on-going, then there is nothing much that you can do already. Just make sure the buying part you work out the sums & timeline properly. If you feel that your buying-agent is not credible, you can opt not to use her and engage another agent(provided you never sign any Exclusive Agreement with her). Hope this helps.. Dear sir/madam,

I suppose that you are unaware of the legal fees involved in the sale of a property? Sellers' typically do not have any stamp duty to pay unless they are selling within the 3 years period from date of purchase (Seller's Stamp Duty).

The Intent To Sell done by the sellers has a series of checkpoints for sellers to fill up, and it includes the estimated sales proceeds from the sale, on top of purchase plan if you are looking at purchasing of resale HDB. They have a section where they can direct you to the Budget Calculator and Payment Plan Calculator to work out your budget and finances for your next purchase.

I supposed you have also committed to a purchase in this case?

Withholding the commission is 1 option however, the estate agent can also seek compensation for damages in the event of non-payment or delayed payment and matters maybe escalated via the legal channels where additional costs maybe incurred. If you feel that you have a case to bring up and complain, there is an official channel to do so with our regulatory body, Council Of Estate Agents.
