Hi, If you compare rental yield between HDB and private property, normally rental yield for HDB will be better due to the lower cash outlay on it. Since you will be going overseas, you can have these few options. 1) Rent out HDB and enjoy good rental yield 2) Sell HDB and hold on to the profits and wait for good property purchase (new launch since you won't be coming back SG soon but might lose out on possible rental or maybe even resale) 3) Sell HDB and purchase a rented private property (as you have mentioned) rental yield might be lower than HDB's but quantum wise is more. If you are going to be expatriated for 3 to 5 years, can consider renting out your HDB 5 room and wait for the resale market to recover. Dear owner, I am quite concerned about owners like yourself who are considering sale or rent during this market situation where resale prices are dipping and so forth. No one is able to predict what is going to happen exactly to the HDB resale market in a couple of years time but at least we know that there will be a bumper supply of HDB flats which is slated to meet their MOP and be eligible to be put into the resale market soon. I hate to say this but many agents entice their clients to sell based on COV trends which is not the entire true picture as selling should be based on the overall selling price instead of COVs. What happens if COV drops but valuation increase? Do a financial health assessment of your existing profile and decide if purchasing a condo which has good capital appreciation potential on top of rental would be more beneficial for you over the next few year. Or should you cash out now and put the cash proceeds into another investment product which will give you guaranteed yield first before coming back and make the next property purchase?
