I hope I am able to provide you with some answers:

1) Yes, you will be eligible to buy a freehold apartment or condominium unit. However, you will not be able to purchase a freehold landed property.

2) For bank loan, income documents are needed to support the loan application. If you have the income documents from your current job, they can be used together with your employment letter in Singapore to secure a loan.

3) The price trend in Singapore in the long run is on the up trend. However, the market is cyclical in nature and some areas outperform as compared to the others.

4) There will not be an issues selling or renting your property out in the future. In fact, a lot of foreigners have invested in the local real estate market and are receiving regular streams of rental income as a landlord.

All foreigners are eligible to purchase a private non-landed residential property in Singapore, subjected to Additional Buyer's Stamp Duty depending on which nationality. Employment pass is not a pre-requisite to purchase a private non-landed residential property.

Home loans are available for the eligible purchasers who are able to show income that can be recognised by the financial institutions here in Singapore, subjected to Total Debt Servicing Ratio.

The transaction volume of private non-residential homes, both for sale or rent, in Singapore is healthy, therefore in the event that you plan to leave after a few years, the outlook should be good when it comes to prospective tenants or purchasers for your unit, however, given the existing property supply in pipeline, fetching a profit for the property maybe a challenging prospect within the short-mid term considerations.
