Does anyone know if HDB has lifted the racial quota for any seller facing the EIP and what is the reason for the successful cases.
Have been trying to sell my unit for the past 2 years but due to EIP have not been successful. Have purchased an EC which is already TOP so facing a crisis as developer might slap a penalty. Took a brdiging loan and deferred payment and bank too might not disburse the loan and instead slap more penalties. Anyone knows what I can do. Wrote to HDB, met MP but all to no avail.

Hi Patwant,

I am sorry to hear about your predicament, but it seems to me that HDB is now more strict on this issue.

Are you still actively marketing your unit for sale? Perhaps you can share with me more about the location of your HDB?

Should you need any further assistance in matters relating to property, please contact me at my mobile 9748 6305  . I will be happy to assess and share with you the possibilities for you and your partner in the current market.

Thank you.

Best regards,

Hi Mr Singh,

With regards to selling your property in this testing and constantly evolving market, you may wish to consider appointing a professional to handle the entire sales responsibilities. For a nominal fee, what you would get in return is- sincere 100% commitment, succinct coordination of viewings, extreme grip and control on price and avoidance of price wars and ill practices. Sometimes, it is not limited to just arranging viewings or qualifying buyers, but more of a professional who will guide you on your financial sums ( amalgamation of sales proceeds and CPF return) etc, plus handle all the associated paperwork.

In this weak market, you would require an extreme level of professionalism and high knowledge level to help your property attain maximum exposure and yet reap a profitable purchase price. Furthermore, a preliminary non obligatory discussion would allow me to shed some light on my working style and comprehensive marketing strategies to get your unit maximum exposure through the various mediums and more. In addition, it will be best to understand more on the market insights as well as for me to run through the overview procedural framework. The selling process should be expedited on a step by step basis, to ensure no financial liquidity complication and no wrath of regulations. Hi Mr Singh,

EIP is a national policy and I am afraid there is no way to go around it. You may want to adjust the asking price of the unit in order to attract buyers.

I have assisted clients in a similar situation as yourself and most cases take longer than usual to secure a buyer. Please feel free to contact me if you need further assistance!

Testimonial from Satisfied Clients (2016/2017)
“I would like to recommend Nick Tan from SRI. Before we engaged Nick, we were working with another agent from a very popular property agency in February 2017. We decided to terminate the contract after 5 weeks of zero viewings and no paper advertisements. Basically he was just waiting for phone calls. We engaged Nick on 20th April and by 10th of May, our unit was sold off. Why Nick? 1. He has good marketing strategies 2. He always kept us posted on what he did (communications!) 3. He made sure we understand the current market situation but he will consistently reassure us that the unit can be sold off 4. He is not greedy and trusting 5. He walks the talk”

Peter & Wendy (Property Seller)

“We are very grateful to Nick for his extensive marketing efforts. With his comprehensive marketing plan, he helped us to achieve a record selling price within 2 weeks of listing our property for sale! We highly recommend his service to anyone who is keen to sell their properties.”
Mr & Mrs Wong (Property Seller)

“Nick has conducted himself ethically and professionally when handling the sales of our property. Thanks to his patience and perseverance, we managed to secure a sales price beyond our expectations.
We are very happy and satisfied with his services and will definitely recommend him to our friends and family in the future.”
Mr & Mrs Tan (Seller of Inter-Terrace House)

“Nick provides a delightful customer experience from day one when I engage him as my agent to look for a flat of my choice to the completion of the deal. He is competent, resourceful and has a pleasant manner to work with. He is the Agent of my choice in dealing with properties and I would highly recommend him to others who would appreciate an agent that takes care and can give the customer a peaceful mind.”
Susana (Buyer)

“Nick is very pro-active in helping us to resolve whatever questions and problems that we encountered. All the issues are settled even before us having to request or ask for a second time. He was very frank and transparent with all the details, limitations and advantages that we wouldn’t have known. I think this is the most important virtue to be successful in this line. I will surely recommend him to anyone who needs his service because I trust that they will be equally satisfied!!”

Good day Mr Singh .

There is nothing much you can do about the ethnic quota .

You can work on the marketing budget meaning paying property agents to market your property , and or adjust the price which probably is the factor .

Kindly contact me Joanne Chia handphone 8333 3327  for a no obligations chat for your property needs .

My charges are 1% commission for exclusive ( sole agent ) selling rights to your property , or 2% for open listing ( many agents ) .

Good morning,

There are a few cases where such appeal are successful is when both the owners are of different ethnic group. Other than that, the appeals that had been done are all fruitless.
