Dears,
I’ve lived in my current hdb flat for about 10 years. Is it possible for me to sell & purchase another BTO/resale hdb solely under name & my spouse as a essential occupier ? If that’s possible, can my spouse buy a private property since for the “new hdb” he’s listed as an EO?

I’m in a dilemma as we are considering to purchase 2 separate property in future.

Hi,

1) To apply for a BTO or buy a resale HDB flat is possible since you have completed your MOP. The only condition is you must sell your current flat within 6 months upon key collection of the new purchase.
2) It is becoming more and more popular for purchase applications to use a single owner and 1 essential occupier as long as the sole owner is able to manage to service the mortgage alone.
3) The essential occupier is only allowed to purchase a private residential property after meeting the newly bought HDB MOP.

Dear sir/madam,

Essentially that is the most optimum arrangement where 1 partner is the sole owner and the other as essential occupier. Both will still be required to observe the 5 years MOP. Do take note as well that in terms of financing, since the other party is only an essential occupier, the loan arrangements can only be assessed based on single borrower as well. Upon meeting the MOP, the essential occupier can then purchase a private residential property without ABSD being applicable if he or she is a Singapore Citizen.

Yes this is possible. I have assisted some of my clients to structure their purchase in this manner. One of you can be the owner of the next HDB with the other one as the essential occupier. In this case, the essential occupier will be able to purchase a private property after the 5 years MOP is fulfilled without the need to pay any ABSD.

Good evening,

It is possible to structure the next hdb purchase with 1 owner and 1 essential occupier arrangement, but both names will still have to fulfil the 5 year MOP period before they can purchase another next residential property. I have assisted some of my clients to do the same and a financial plan for the future purchase.
