Dear Proprty Guru, My wife and I wish to sell our 5 rooms HDB flat in Marine Parade and we are interested to buy a private property in the same area. We are currently looking for a Real Estate Professional to guide us with the selling of our HDB flat and buying of a private property, the loan ( BL / TL ) for the new property downpayment and advise us how the TDSR will affect our property upgrading. Good morning Mr Lee,

Great hearing from you!

I will love to assist you with your property needs. We can meet up these few days so I can elaborate further on these transactions' flow, costs etc.

At the meantime, I can send you flowcharts of a typical HDB sale transaction and private purchase.

Btw normally before my client starts house hunting, I will advise them to apply for an in principle approval with an banker first so he can gauge what's the loan amount he can obtain. One should find property that matches his budget and not find budget to match his desired property.

FYI you can obtain up to 80% bank loan (still subject to TDSR) if you dont have any outstanding loan. Balance 20% will be 5% cash downpayment and 15% CPF/ cash downpayment.

For private purchase, normally you will incur stamp duties (buyer's stamp duty, additional buyer's stamp duty if applicable and stamp duty for mortgage), legal fees, valuation fees etc.

While for HDB sale, normally you will incur agent's commission, resale HDB submission fee, legal fees etc.

Do you have a strong reason to sell? Marine Parade is a prized location and if there's no strong reason to sell, I will advise you to wait out till the market is more active so you can fetch a higher price.

I believe there is no shortage of suitors who can advise you on this upgrading process. More important to consider on the sales aspect is the age of your property, which is a deterring factor for buyers therefore it is advisable to do sufficient homework on the pros and cons of the sales and purchase such that you do not miss the first opportunity to sell and purchase when it comes along. There are many occasions where sellers like yourself are not mentally and physically prepared to listen to genuine offers because they have not done enough homework on their part and missed out on the opportunities because in current market, there is healthy supply of units available for the buyers to choose from therefore they won't wait long for sellers to make their decisions.
