need advise on the following:
given a 2.7m budget, i'm contemplating on 2 options.

1) find a 2.7m freehold/999 landed property as my nesting home.

2) buy 2 condos, rental yield,
rent cluster landed.

please advise

Hi,

Condos typically enjoy higher rental yield when compared to Landed properties.

Hence, if you're looking in terms of rental returns, then it makes sense for you to purchase 2 x condos, rent them both out, and use part of the rental to rent your cluster landed for your own stay. You can pocket the remaining rental and put it into your rainy day funds.

However, it's not so straight-forward. I do come across many clients, whom want a sense of "ownership". These people wish to stay in their own house, and do not wish to stay in a rented place. For them, the comfort of staying in their own homes far out-weight the financial gains they can get should they choose otherwise.

Also, if the market enters a bull trend, a general $100psf increase in prices across the board will mean you get $200psf of gains if you have 2 condos. Of course, landed properties has their beauty too, and may also hold their value better in a downtrend market.

Hence, there is no right and wrong here. Only you and your family will know what is the right move for your family.

It really depend on your needs..

(1) is for your own stay
(2) condo for investment , you have to service maintanence, pay more property tax and monthly installment of loan and THEN rent your cluster... end of the day, it will be taxing on yourself especially if condo is not rented out... REmember now market is SUPPLY more than DEMAND for condo leasing..

Hi,

There are various consideration angles for this, but more importantly may I know what will be the main priority for you at the moment? If you are in the phase of wealth building, Option (2) may be a better choice if you can pick out condos with good capital appreciation potential. Also, with two properties you have the flexibility to sell one or the other only when the market works in your favor.

For Option (1), may I know have you started to look around for the listings on the streets that you like? Landed properties that meet one's requirements usually take some time to happen. As with one property being the matrimonial home, one's judgement may be affected if and when there is a sale involved as there is some sentimental value attached.

In my opinion, it is better to buy a landed property as landed is an exclusive class of property which offers good upside in the future due to our limited land in Singapore. The condo rental yields in Singapore currently is very low and in the short term, prices are unlikely to move up due to the latest round of cooling measures. There are other investment options that can potentially get a higher yield as compared to condo investments.
