Dear Experts,
Need some advice. Looking for a freehold property with minimum 2500 sq ft. Preference in the eastern part (D15/16) or Serangoon areas. Doesn't fancy towards west though.
Have an existing HDB loan and given the duties, LTV/TDSR stuff may need to sell this while getting a new home.
Looking at a timeline of 6 months but no rush though. Appreciate if can share thoughts w.r.t the options i might get (be it strata townhouse, condo) or any examples would be great. Budget (which perhaps the most imp) is obviously not unlimited but looking for value buy. Appreciate your time and happy to discuss over email in detail (out of town so no ph

Hi,

If you are open to resale properties, definitely there will be more value buys. If your finances are ready, I recommend to shop around and view first as its a process and takes time for me to understand your requirements and preferences as we go along. After all it must take something worthwhile to make the move.

I understand there are the constraints of outstanding hdb loan and TDSR / ABSD, I be happy to share more on the optimal approach in detail on how best to do the transition such that the stamp duties can be minimized and we try our best to do a smooth transition. Will probably need more inputs from you so to make better recommendations.

I believe this is a big family size with the 2500 sqft requirement. There's some options I have in mind to propose, but is there a comfortable price range you wouldn't want to exceed? Most locals would prefer a landed as after all, its a property category coveted by citizens and leave a legacy for future generations. There's another variant which is termed as Strata Landed, which is like cluster housing that comes with communal facilities.

It be ideal if I can have more info so to make better recommendations. There's no need to rush into things as after all its a big-ticket purchase, do take the time to get a few more opinions. Hi, as it is a buyer’s market, there be surely have a number of good deals around and if you are looking at a min area of 2500 sqft, you may consider Penthouse unit too in that case.

You may have more option at D15/16, do take note that most condo at Serangoon are lease hold. You will have more option if you willing to explore Kovan area, which is next to Serangoon.

For house more than 2,500sqft, most likely you need to look at cluster house and the prices will be from $2mil onwards.

Some cluster house that you may consider are 27 Charlton @ Kovan and Kaleido @ Telok Kurau and a few others.

Dear Sir/Mdm,

I would suggest you to purchase a landed property if it is within your comfortable budget. There are limited options for 2500 sqft when it comes to condo. As for cluster house, there could be a fair bit of wasted space ie carpark, staircases etc. Moreover, in the future it may also be challenging to find a buyer for your cluster when you sell.

Landed prices will continue to appreciate and outperform the rest of the other types of property as land is limited in Singapore and Government no longer release freehold land for sale.
