It depends on your investment objective, your ability to hold on to your investment and if you currently need cash.

URA's data for the first quarter of 2020 showed that the Private Property Index (PPI) has increased by 3.3% compared to the 2.1% increase in the previous quarter.

This shows that the private property market has performed better than expected.

Meanwhile, rentals of non-landed properties increased by 2.4%, compared with the 0.1% decrease in the previous quarter. Rentals of non-landed properties in the Core Central Region (CCR) increased by 2.9%, compared with the 1.2% decrease in the previous quarter. Rentals in the Rest of Central Region (RCR) increased by 2.0%, compared with the 0.9% increase in the previous quarter. Rentals in Outside Central Region (OCR), where EUHabitat is located, increased by 2.1%, compared with the 0.9% increase in the previous quarter. This means the rental market is also performing well.

If you decide to renew your lease, this may be a good time to renegotiate your Tenancy Agreement with your tenant in view of the robust market.

If you decide to sell your property, we advise you to do your proper financial calculations so as not to incur a negative sale.

There is no right or wrong answer to your question. If you ask me, if you have something in mind to purchase after the sale of your current condo, go for it. If you have no intentions to purchase another condo after the sale, I will advise you to keep and continue to rent it out for rental income.
