Condo vs Landed (Part 2) - Question (3) I am looking at 2 properties - one is a condo in District 21: duplex penthouse, freehold, 4 BR, 2000+ sq ft built-in, priced at about $1000 psf; the other is a landed property in District 5, inter-terrace, 2 storey freehold, land size 1650 sq ft, built-in about 2400 sq ft, renovated. Which is a better buy for the long term? (4) The market seems to be at a standstill. I am renting a place right now and have till Feb 2012 to slowly look for my new home. In your expert opinion, should I go into the market now to secure a place? Or should I wait till maybe next year this time (June/July) to start looking - maybe the market situation will be clearer then? Hope all of you can help :) Many thanks!

Hi Atka,

3: Condos usually enjoy a better capital appreciation as compared to the landed properties. It's all about individual preference. It would be more luxurious and exclusive to stay in a landed property of your own but if you're thinking of both comfort and financial aspect, the condo would be a better buy. Besides this, you have the condo facilities that would be great for your kids.

4: Prices everywhere now are pretty steep so if you wish to step into the market now, you have to ask yourself whether the project has a potential growth in the future but since it's one for the long haul, the price would fluctuate in between but will ultimately appreciate in many many years ahead. There's always a cycle in the property market. Since you're renting a unit now till 2012 and if you do wish to acquire the condo now. It's advisable to rent out the unit for a year till around the end of your lease to reduce the money out for your side.

Nobody can be certain of what the market will be like in the future. Although it's in a standstill now and looks likely to do so for the upcoming months but as the Greek economy crisis picks it self up and the chaos in neighboring countries simmering, the chances of a healthier economy is promising and this will only bring the property market even higher.

Welcome to round two!

3) On the Penthouse vs Landed
It is very hard to compare the 2 different properties. There will be various other mitigating factors to also consider, for example,
Are they close to transport networks?
Are they close to ammenities?
Are there any significant developments coming up in the area?
What is the current age of the properties?
What appreciation potential is there?

Remember that if you are looking at a property to satisfy BOTH investment and for self stay, it will be tricky.

For investment, by virtue you are looking at resale, you already lose out on the capital appreciation the 1st, 2nd or 3rd owners already recieved on the property. Plus, if the property is losing its "NEW" status, subsequent capital appreciation potential will be affected.

Thus in this aspect, further investigations need to be done to acertain the "value" of your buy. This is an aspect that I will hope to explore further with you.

4. On the market stand still?
To be precise, the local market for SG citizens and PRs is at a standstill. Presently, if you look at the real estate market from a global perspective, things are still moving. Singapore real estate is still relatively cheap to the Chinese, the Indians and the Indonesians. Just 2 days back I recieved a call from Dehli inquiring about property purchase here. Singapore properties are in high demand by foreigners as their own countries property has become relatively expensive.

As such, the slack is being taken up by foreign funds/buyers.

As you have rightly pointed out, real estate investment is about leaving an inheritence for your children, thus from that perspective, HOLDING of property is the key, not the timing. Even then, planning such a massive project is best undertaken with expert advice, similar to wealth management and banking.

As to whether the market situation is clear or not, it really depends on who you ask. That really is the key, looking for the right person with the right knowledge and skills.
