Can you please enlighten me on the following?
1. What is the agent's commission if my rented house is renewed for another 2 years? Is the commission negotiable if it's a renewal contract?
2. Who should pay for the agent's commission - the seller or the buyer (for a semi-D house as well as a HDB shophouse)?
3. Is a seller obligated to pay for both the seller's agent and the buyer's agent?
4. For a HDB shophouse purchase, does the buyer have to pay for the agent's commission?

Morning TCM,

I will reply your queries in sequence:

1) Normally 2 year's lease will be 1 month rental as commission even for renewal of tenancy but this can be discussed with your agent in more details.

2) Normally for sale, sellers will be paying commission to their representatives in private sales, buyers dont. Buyers pay their agent for HDB transactions.

3) For private sales, normally buyer's agent will get his cobroke commission from sellers in Singapore. For HDB transactions, nope cause it will be dual representation in accordingly to CEA rulings if buyer's agent is getting commission from his buyer.

4) Yes, its considered HDB transaction.
