Can my parents buy a condo (full ownership to them) and list me (single daughter below 35) as an occupier?
As a non-owner, can I take a housing loan for it? (So that my parents are the owners who put down the deposit, and I want to help them by paying the monthly mortgage). My parents are retrenched, hence I’m the only one with a salary. Will this affect my rights as a HDB first time buyer subsidies later when I’m eligible at 35? Thanks.

No, a borrower of a property has to be at least a co-owner of the property, thus if you are listed as a co-owner, your eligibility to purchase a HDB will be affected. It is advisable to be prudent financially for any property purchase.

If you are comfortable in obtaining a home loan currently while your parents pay for the downpayment, why not consider going into the purchase directly, before the home price increase further? The HDB subsidies are targeting the lower income group in order to help them purchase a home, but the potential of price growth for private properties in Singapore are also great and can potentially offset the grant amount you maybe eligible for in future.

Hi,

To be a borrower of the home loan, you must also be the home owner. You can take up 1% ownership no issue, and assume 100% of the loan liabilities. Yes your rights will be affected because firstly private property owners below 55 years old need to wait out 15 months after selling the private property before they are eligible for resale HDB purchase , or 30 months if going for subsidized flats. Your parents must also be financially equipped to take over the loan when you are exiting the property.

Hi,

1) You will have to be the co-owner in order to be eligible to apply for a mortgage (housing) loan.
2) The financial institute in Singapore will not give out loans without collateral.
3) You will still reserve the right to be a first-timer since you did not receive any subsidies from the HDB.
4) As an owner of a condo, you have to be aware of the below wait-out period:
(a) A 15-month wait-out period before eligible to buy a resale HDB flat
(b) A 30-month wait-out period before eligible to apply for a BTO/SBF.
(c) A 30-month wait-out period before eligible to apply for the HDB loan.
(d) A 30-month wait-out period before eligible for the various grants.

5) So in order not to disrupt your plan of buying an HDB flat. Make sure you disowned the condo 30 months before reaching 35 years old.

Hi,

Firstly, there's no need to list occupiers for private properties. Only HDB flats has "occupiers".

If you're not the owner of the property, you will not be able to take up a mortgage loan on it. If you need to pay for the property, you can consider purchasing the condo with them as one of the co-owners.

As you have not taken any subsidies before, you will retain your rights to first timer subsidies. However, do take note that in order to be eligible for the subsidies, you will need to relinquish your ownership of the condo, then serve a wait-out period of 30 months. Only then you will be eligible for your first timer subsidies, provided you meet all other requirements, i.e income ceiling etc. by the time you purchase your subsidised flat.
