What Ray said is correct.

Regarding the building of balcony, plantar, etc.. all this would have to do with the BCA's allowance and the appointed architect to come up with a design so as to maximize the "gross floor area" or what is apparent. Layman's term would be to maximize profit.

However, if you put into perspective, IF the developer removes, balcony, planter etc... they will still have to release at a higher PSF to maintain the same profit margin. Some developers will also invite famous architect/designers to justify the increase in price. Only the take up from the public will determine if the move is worth it.

If you see that the property is hugely popular with the residents and launches are showing good results, it will only mean that the price is right.

Hi ZYL, all your requests are really good. These will be perfect from a buyer's point of view, to ensure the best standard of living.

However, the developers also have a point of view, which is to maximise profits. Like what KEN TAN has well said, the planters, balconies allows developers to earn more for the GFA. Creating units without planters/balconies will earn less for the developers.

Whether a development sells is a delicate combination of buyer's wants, developer's wants. The usual negotiation is on the price, which is to balance the wants of the buyers and the wants the developer.

If the location and layout is bad, buyers usually overcome these bad points by only wanting to buy at a lower price. If location is good but layout is bad, some buyers may consider paying higher for the good location. If both location and layout is good, then it is a first-day-sell-out development even at a high price.

If you desire a perfect layout, the best option is to buy land and build your own dream home.
