A diplomatic clause in a tenancy agreement where the landlord gives special permission to an expatriate tenant to terminate the tenancy before expiry in the event the tenant has to leave Singapore due to work assignment or layoff by the employer. If you broke the lease via a diplomatic clause, then the landlord must return the deposit.

You are not obliged to get someone to take over the lease.

Typically it would be based on what is written in the Tenancy agreement.
Talk with your agent or the landlord's agent regarding about the situation and see what can be mutually agreed. If you can wait till someone take over the lease it might help to suggest.

Dear sir/madam,

It is an unfortunate incident for you to have to break your lease just 5 months into the tenancy.

The worst case scenario if you have a valid reason to break your lease this early will be to compensate whatever shortfall amount of lease period you need to cover until the end of 14th month in a typical tenancy agreement (check the terms and conditions of your tenancy agreement for diplomatic clause) on top of reimbursing the amount of agent fees which landlord has paid to his representing salesperson on a pro rated basis inclusive of 7% GST.

The best scenario will be the landlord allowing you to find another group of tenant to takeover your lease at your own costs. I believe your representing salesperson will do his or her best in assisting you out of this difficult situation.
