Are foreigners allowed to purchase private properties in Singapore, e.g. studio, apartment or condos? Not to live in permanently, but for short-term visits. I live in Australia.
If yes, what are the regulations regarding duties and taxes?

Hi Christine,

Yes foreigners are allowed to purchase most apartments and condominiums in Singapore, including leasehold and freehold condominium developments.

For Australian nationals, the downpayment and stamp duties will amount to approximately 58% of the purchase price (25% + 33%), assuming a 75% home loan is not an issue. There are no capital gains tax upon the sale, but there is a seller's stamp duty if the property is sold within the first 3 years of holding period. Property taxes will also be payable yearly at approximately 10% of the Annual Value if its non-owner occupied property (typically less than $10k per year).

Hi Christine

Yes, foreigner is allowed to buy private apartment and condominium in Singapore.

For the purchase of apartment and condominium, there is a Buyer Stamp Duty (BSD) which is on a scaling % to 4% based on the price of the property or valuation whichever is higher. There is an Additional Buyer Stamp Duty which is at 30%.

There is no capital gain or inheritance tax at this moment. However, if you sell within the 1st 3 years, Seller Stamp Duty applies which will be depended on the period of holding.

There will be a property tax which will determine on whether its owner stay or tenanted.

Current Goods & Services Tax will be 8% and 9% next year.

The above is a broad taxes pertaining to owning, selling and holding the property.

Yes foreigners are eligible to purchase private housing like what you mentioned and including landed in Sentosa as well.

Being a foreign purchaser, you will be subject to 30% additional buyer's stamp duty on top of 3 to 4% buyer's stamp duty.

Being a property owner, you will need to pay property tax on an annual basis.

Hi Christine,

Yes, foreigners are welcome to purchase non-landed private residential properties in Singapore. In fact, Singapore is 1 of the more popular locations for foreigners to purchase real estate as investment.

In terms of payment terms, the downpayment will be minimum 25% of the purchase price if you are eligible for maximum loan of 75%, and stamp duties involved will be up to 34%. Miscellaneous fees like legal fees will also be applicable. There is currently no capital gain tax applicable on property in Singapore but do take note that you will be subjected to annual property tax (for non-owner occupied units, rates are higher). If you are planning to sell in the short term, do take note that there will also be stamp duty applicable if you sell within the first 3 years of purchase, but should you sell after 3 years of purchase, this stamp duty for sale will not be applicable.

Yes. Foreigners are allowed to purchased a non-landed property development in Singapore. For buyer stamp duty, besides the normal range of 3% to 4%:
First 180K of value or purchase price whichever is higher: 1%
Next 180k of value or purchase price whichever is higher: 2%
Next 640k of value of purchase price whichever is higher: 3%
The rest of the amount: 4%
an additional 30% ABSD is required. Only nationals and permanent residents of Iceland, Liechtenstein, Norway, or Switzerland or nationals of USA can be exempted from the ABSD requirements. Hi Christine,

1) The only restriction for foreigners on buying private property in Singapore is only refraining from buying a landed property.
2) A foreigner can buy as many studios, apartments,s or condominiums as they wished.
3) A 30% additional buyer stamp duty is imposed on a foreigner buying any private residential property in Singapore, on top of the normal 3% buyer stamp duty.
4) This is something you must keep in your mind when planning your budget.
5) As long as you don't rent it out, the annual property tax will be under the occupier category.
6) The govt will not penalize you for not staying in regularly.
