In the current market, what is a fair price in terms of % (5%, 10%, 20%) over valuation for a private condo in Orchard Road?
I am trying to sell my place in town....... but the valuations have not kept up (valuation is currently a laggard indicator) with the current rising market.
My unit is about 8-9 yrs old but still in tip top condition, building being re-done / refurbished. I am seeing currently launched projects in the same district and vicinity going at 40% more.
The typical price differential between new and under 10 years was 15% to 20%....... Now its 40%.........??????
Anyone, any thoughts on the subject?
