1) Good question! This is definitely a dilemma that lots of people are facing.
2) To begin with, you are using money to exchange for the time when comes to select between a new condo vs resale.
3) Some people like to listen to Consumer Empowerment Seminar, but some rather read from text to ensure they grasp the detail.
4) Imaging if you select a newly TOP unit, all the facilities are new. Properly you will be proud to invite some of your close friends to share the excitement of your new condo.
5) However, it is rare to invite your friends over to an old resale condo you just bought, where the condo is not at its peak condition.
6) Especially it is difficult to tell a resale condo condition because we only can assess via the surface condition. If we engage a professional to do a detailed check before offering for the unit.
7) First of all, you have to pay maybe a few checks' fees before able to nail the right one. This method of finding a right unit also run a risk of seller asking for higher price after knowing their unit is in good condition.
8) What we observed in the market is usually those who bought the resale unit for their own stay, they already planned a budget of 100~200k especially for family size unit.
9) The only advantage of the resale unit in the market is usually they tend to be bigger in size, although might not be so space-efficient, but definitely bigger size on paper.
10) New condos don't have to worry about structure, drainage, piping, electrical problem which are all embedded. You are definitely able to get all information of all these embedded materials to plan your reno, which will be minimum.

Dear Mr Tan,

I am not so sure, but if priorities are listed right, the confusion could possibly be reduced.

1) New launch condo size can be potentially much smaller than the resale condo units, therefore if the need for space is on the high priority list, then it can be quite easy to decide to go for resale condo.

2) Soon to TOP condo will still require renovations unless you decide to go bare with just installation of lights and curtains. Developer provided appliances typically only consists of washer/dryer, refrigerator, water heater and built in oven. These appliances if purchased in retail stores will typically not be too expensive therefore the only possible difference is the defect liability period given by the developers. Speak to your renovation contractor for such warranty too, which I believe most will provide.

Therefore if size is not a big issue, and you are open to both resale and new launch that is going to TOP soon, I believe that the feel of the property will be important. No 2 projects are the same, location wise and entry price could be the main difference and can appeal differently to different individuals. There is no doubt that some agents will push for new launch projects given that developer commission tend to be more attractive, however, there are still agents who believe in assisting their clients in working out their priorities and recommend the best fit solution instead.

Hi Mr. Tan,

It depends on a few factors as well, whether you are comfortable with the price range and monthly mortgage payments. For new launches, in a way renovation costs are factored into the price since its brand new and hence you need not come up with the extra cash to do the renovation. However for the same purchase price, new launches may have a smaller floor space versus resale.

Would you be looking to sell off again within the next 10 years? Too old a resale development may be difficult to exit at a price higher than your entry price and may be tough to breakeven.
