The cluster of blocks with 1xx isn't small, ranging from 101-161 followed by 180-199. Price range differs from cluster to cluster with COV about $20k upwards for a simple house. Transacted prices are from $440k upwards for the simple house. It would be more helpful for us to have better understand of your cluster before we can narrow down better on the price range for more accurate price. For the rental with $1600,it would be pretty challenging but not unachievable. A lot will also depends on opportunity.

The current estimate valuation ranges from $475k to $510k. The asking COV ranges from $50k to $80k. As of today's market, it's quite tough to buy over the recess area. But if you do have one, bigger area size would definitely means higher selling price. As for the rental, Pasir Ris are filled with 4 room flat and up. To get rental of $1600 would be highly unlikely when you are looking at whole unit rental wit one of room locked.
