42, single. Staying with retired parents who owned the 3room hdb in the east bought 30yrs ago. We plan to sell the flat and buy an ec in name together.
Salary 4.6K, 210K CPF, abt 18K cash savings.
Can i afford an ec of 3 bedroom?

I’m Daniel Tan from Huttons.

Assuming the EC 3 bedroom unit price to be around S$900,000.

You will need a downpayment of 20% (15% CPF + 5% Cash)
Downpayment: S$135,000 (CPF) + S$45,000 (Cash)
Buyer Stamp Duties: S$21,600
Other fees, legal, misc: ~S$3,500

Loan 80%: S$720,000
Based on the income you mentioned above, you might be able to get the required loan amount.

Hi

Based on the information, it will be a stretch to buy an EC.

Assuming the EC 3 Bedroom at $900,000, appended would be:

1) Cash (5%) $45,000 - your cash portion of $18,000 is insufficient.
2) CPF (15%) $135,000 will be sufficiently covered by your CPF fund of $210,000. In fact it can pay for your stamp duty and legal cost.
3) Loan - 80% LTV will allow you to about $238,600 financing.
4) Taking a broad assumption of the sale proceeds of HDB 3 room at $300,000, it is my considered opinion that it will be a stretch.

Otherwise you may consider a HDB 5 room as an alternative.
