Morning,

1) The current asking COV around your area ranges from $100k to $120k, which is tough to move on the current market.
2) Depending on your timeline and schedule, plus your unit's condition, facing and ethnic restriction (if applicable) the realistic closing price should range around $65k to $85k.
3) You can fly into Singapore to prepare the Power of Attorney, sign the seller's checklist and necessary documents and let the salesperson and the power of attorney help you settle the rest.
4) The entire transaction period from submission of document to the completion date should take about 11 to 15 weeks, depending on the complexity of the case.
5) I have just closed a case for my client in AMK, 5I unit, also located on the #20+, within 10 days from marketing. Meeting the expectation, working condition and applying required knowledge and experience is important, especially for cases that are fighting against time.

Hi,

1)A 5rm flat at cantonment close, >#20, was just transacted at $790k (value at $750k, COV $40k) in early April. We should be looking at $40k to $50k COV to close.

2)The realistic selling price is ~$800k, depending on the facing, condition and level of your unit.

3)You need to appoint Power of Attorney if you are unable to be in Spore to complete the transaction.

4)From submission of HDB resale application to the completion of transaction, it takes around 12-15 weeks.

My suggestion is to appoint Power of Attorney to allow him/her to sign the documents on your behalf, and appoint a salesperson to market the property for you.

I have just transacted a 4rm flat at blk 13 cantonment close in March, and thus is familiar with the area.
