- The rental programme at Aqua Boracay
- The optional rental programme at Aqua Boracay is designed to give owners the opportunity to maximise their return on their investment by renting out their properties when not in residence. You are guaranteed an uncapped net rental income return of at least 5% in years one and two. In addition, you are exempt from paying residents association fees for the 2-year initial guarantee period. In the years following, the income will be shared on a 60/40 basis with the 5-start resort style management company. When you participate in the rental scheme, you can rest assured that your property is fully maintained and managed.

- The legal ownership at Aqua is leasehold with a share of the freehold - as an owner you may buy in your own name without any restrictions at all under this structure and you get a perpetual or 'never ending' lease over the property (an individual certificate of title in your own name) and you also are given a share of the freehold - so effectively you become both the lessor and the lessee.
- The freehold is owned by the Residents Association, which in turn is owned by all the owners of properties in Aqua (you are gifted the shares on completion and handover along with all the other owners). The Residents Association is a duly incorporated Filipino company and so this entity is able to own the land outright. The lease is never ending and each time the lease term is due to expire it is automatically renewed - since the lessor is the Residents Association this process is completely protected in perpetuity.
