Project Details
Much of the project is still in the execution phase with a showflat to be primed and opened sometime in mid 2016. For now, there are no pictures and what little information is available is either confidential or placeholders.
What can be said is that Evia is planning several interesting things to add to the services aspect of the development that will not just push the envelope of what a developer should do, but will paint a giant target on its back. People will be watching Evia, developers and consumers alike and with good reason.
Its current self-imposed mystery is further heightened by a line on its official website; ‘Club Gemini Residences’ future residents will enjoy recreational and transportation conveniences all at their doorstep.’
Big things are in the planning stage and while all of this might sound like underserved hype, it won’t be long before information is released and public sentiment can be measured.
For now, it is an interesting and exceptionally exciting notion that condominiums in Singapore might finally evolve to its next stage.
Location
Formerly known as Skies 39 and Club Gemini, the latest development in Toa Payoh is developed jointly by Evia Real Estate Pte Ltd and Malaysian developer Gamuda Land. The officially name for this project is now Gem Residences.
Evia is expecting to incorporate a breadth of unconventional services into its development to create an exclusive club like atmosphere for its residents.
For now, the site in question is across Block 237 and bordering Lor 4 and Lor 1 Toa Payoh. It is about 600m to Braddell MRT station which is on the red north-south line. It’s about 10 minutes of walking, give or take.
The station is one stop away from Bishan interchange which is on the circle line. It is four stops from Orchard MRT and six stops from Dhoby Gaut Interchange.
There are a few eateries around the area, like Tims Restaurant & Café and Lee Fun Nam Kee Chicken Rice. A fish market is also close by, at Blk 93 along Lor 4 Toa Payoh.
Several schools are located in the vicinity, closest of which are Beatty Secondary School about a five minute drive up along Lor 6 Toa Payoh and First Toa Payoh School at the same distance but along Lor 8 Toa Payoh after the Mellben Seafood place and across the road from Sheng Siong Supermarket.
Toa Payoh HDB Hub which is integrated with the MRT station is one stop down from Braddell MRT station. Around and inside the Hub are even more eateries, retail outlets, wet market and the bus interchange.
With several arterial roads bordering the development, travelling to and fro by vehicle is Gem Residences achieves what it is planning to achieve, it may in fact bring up the value of its immediate vicinity.
