best condos along northeast line where mrt are underground. psf still below $1000 is a steal where it's only 1yr top. condos in the west are already selling above $1000. if you are lucky, you could catch units with fireworks view. only need 20mins drive to town via kpe or cte. mrt at doorstep. near food amenities. landscape environment very relaxing with sufficient relaxation areas. value for future potential developments.

Recommend for those young couple.
MRT and 24hrs supermaket, food court is just 3min working distance.
Peace and quiet area,
Condo facilities are nice.

overpriced and weird layout

Firstly, it's clearly overpriced.
Secondly, everything from the carpark to the interior/ exterior layout was kinda weird and funny, aka hard to find your way around and various strange "feel".
Thirdly, units facing the HDB will feel like living right in HDB no doubts, actually I find the HDB had a better look than the condo!
Lastly, the planter units are completely waste of space, the huge balcony ones leave you with no views at all...
oh yes, upcoming developments will create years of noise and crowds! I recommend this building for: Asian Expats.

Overpriced

As a mass market project, The Quartz is surely overpriced. It is a 99-leasehold condo without any renowned schools around. Neaby MRT seems to be the only selling point as it is located a bit far from TPE, KPE, and CTE. Both Compass Points and Hougang Mall are not within walking distance. 24-hour food court provided very limited choices of foods, and not decilious though. Most importantly, interior materials are low class. Please pay attention to the ground of kitchen and bathroom. Some blocks have extremely strong sunset. The coming EC, Esparina, will make the area crowded. Condo maintainence is just ok and security guards are not polite.
I recommend this building for:

For parents with young kids, The Quartz is near Nan Chiau Primary School and Nan Chiau High School (which will be a SAP beginning 2011).

Great Convenience, future value

The white elephant MRT station has suddenly become very populated. What with an upcoming EC and pte commercial & residential development in the pipeline. The Quartz is right in the middle of this vibrant development. To its right is the Compass Point shopping mall. To its left is the Hougang Mall. It has the best of both worlds.

Overpriced for a mass market project

Don't see how this is different from the ECs. Interior fittings of the project is so-so. Floors are tiled, not made of marble or granite. Rooms are really very small with not much usable space unless one is prepared to spend $ on interior design/renovation. Design of the entire project is quite messy. Difficult to find your way around. Residents are mainly HDB upgraders, young families and Chinese PRCs, And there's very limited visitor carpark lots. Visitors have to park at the public HDB carpark nearby. Security guards do not actively screen visitors. Main advantage is near MRT.

Not Worth It

Went to view recently. Lots of China residents and tucked among a lot of HDB units, not exclusive at all. No hp reception at carpark so even if you are lost, u can't get any help unless u walk all the way out of the stuffy maze. and u cant take the lift unless u have an access card. Nothing special about the Quartz except its new. And seriously all the other good reviews must be posted by current owners or agents trying to sell their properties,,very fishy..if its that good, why are so many ppl selling their units?

I really do not understand why you didn't use the way you came into carpark and find your car, which is very common for someone who are to visit a place first time. It not surpised me you failed to find your car from different entrance of carpark, which I believe a lot of people have similar experence.
Secondly, as a professional in the construction industry, I noticed that nowadays, a lot is established developer and architects prefer to use tile for flooring living & bath room rather than marble, which was considered as old fashion type of construction material in terms of maintaince as well as esthetic and uniform, that is even more important for locals.
Thirdly, $800+ psf for a 1-year condo near MRT was reasonable, one must understand the price was sole determined by market, this can be easily found in URA web site. I recommend this building for:

Nightmare car park

Visit a friend and park my car near Blk 53, but when going home was unable to find a way to the car park. Enter basement via the swimming pool and got lost. Even the security guard could not help me as he don't even know there are 3 car park levels.
This development is just like an EC in a remote Buangkok location. With poor finishes - tiles for master bathroom n living room, think carefully before you buy above $800 psf. I recommend this building for: Families with Children.

The Quartz is really worth buying. It's so near to the MRT (3 mins walks), 24 hrs Supermarket and Foodcouts, Shops are just directly opposite the condo. And is also very near to Punggol Park.........

Personally I find this condo very worth buying. It's so near to the MRT yet it is quiet. Many young couples staying in this area. Supermarket and coffee shops are just directly opposite the condo.

I strongly recomended The Quartz because it is centrally located, transport very convenient (3 mins to Buangkok MRT) and very near to amenities with 24 hrs supermarket and foodcourt ! Really very worth buying and there is a very high potential of upside in this area.

Good Agents are important!!!

Plus point: New and near MRT.
I had been interacting with several agents on the quartz purchase and I realised ethnical agents are VERY IMPORTANT.
1) Good agents will try to help u locate a unit even ur offer price is 'low'. Lousy agents only concerned in making $, rejected and laughed at u on the spot for making a 'low' offer.
2) Good agents will tell u that certain units are blocked and hot. Lousy agents will tell u it is OK for units to be blocked or hot.
3) Good agents advised u to take a look at the unit exterior 1st before making the investments. Lousy agents will only force u to increase 'a little' of the budget.
4) Good agents agreed to meet up with u to understand more of ur requirements even your budget is on the low side. Lousy agents cannot be bothered with u if ur budget is low.
5) Good agents never lie to u abt offer. Lousy agents can SMS u that someone had offered 750K and asked you to counteroffer 760K. It was discovered that the unit was still unsold and I was told can try at 728K!!
6) Good agents will pinpoint to you whether the price is realistic or not. Lousy agents will tell u everything is 800K, 900K,..etc and he had sold XXXX units of 800K!!!!
Frankly, i had experiences with 2 good agents and 2 lousy agents....surprisingly, they are all from the same property agents company.... I recommend this building for: Families with Children.

Went to view the condo over the weekend. It is very near to the MRT station...2 mins walks. Very near to the park. Love the full length glass window, very modern. Like the floor layout too. However, I wish they could reduce the number of tennis courts to one and hopefully, there will be a new mall across the site. Overall, it is a great place for young families.

Star among the Jewel

This property really stands out among in SengKang especially when the area does not have any condo but HDB. It is indeed very near to amenities with 24 hrs supermarket, foodcourt and MRT, WOW! And it is not as congested as Kovan Melody or Compass Heights yet can enjoy everything in Kovan and Compass point.

It is attractive as it is brand new. But was slightly disappointed with the quality of its finishes. Was expecting better finishes all round. Nevertheless, it was a good buy for a brand new development. It is very near to MRT and some eateries.
The downside is as it is in the heart of HDB flats, and due to the HDB flats in Buangkok are so new & nice they overshadow this private property...
Worth considering if you like to have brand new proj at a lower cost. I recommend this building for: Families with Children.
