Crap Security

They have charged me $20 for a blue paper pass that has gone missing due to their lousy broken card holder.
Can't even bother to understand my explanation and just took my $20 for coffee, I suppose. Great, this will be my last time ever to be there.
Recommend for - People with high level of patience. I recommend this building for:

Gardens at Bishan

Used to be a wonderful place to stay but not from now. Reasons:
1) Thomson Grand development will affect the entire view of blk 9.
2) en-bloc at Faber Gardens will affect the views of blk 3 & 7.
3) blk 1 face morning sun while blk 7 & 9 face the noon sun.
4) inconvenient is one major issue. no train nearby, on the 7th month, got to bear with traffic jams ( a huge temple nearby see).
5) although lots of facilities but there 700 over household to share them.
6) expect to have more inconvenient along the coming years as there will be more construction coming now and then.
7) all selling price in this property is unrealistic...asking way too high with so few advantages and too many disadvantages and inconviences. I recommend this building for:

my one cent

Great centralized location if you drive.
Tight security, much better then my previous condo in which i never understood why they bother to have guards when anyone can just drive or walk-in without checks.
7th mth Jam not that bad as most described, as traffic police are usually in place to prevent congestion during that period. The other road that leads to upper thomson is usually not affected, gets you to where u intend to head to easily with just a small detour. Probably because i shifted over from upper bukit timah and even ealier from east coast, so i have seen worse on a daily basis.
Personally i think the rules that most ppl have issues with, are good to have based on past experiences. It protects the interest of most residents. At least i would prefer swimming in a clean pool and not having to pay for other people's negligence.
Regarding the gym, currently new machines have been put in place, so i'm not going to complaint about it. Roaches wise, staying high floor so did not feel it but remember there was a month long exercise to smoke the chutes, still i am not in a position to comment.
On the whole a much more pleasant stay then my previous condos. Love the 7 eleven store in the club house too haha. I recommend this building for: Families with Children and Peace & Quiet.

Great Architecture

Nice looking condo with a classy appeal.
Great pools and landscaping with nice water fountains.
Near bishan park which is currently undergoing a facelift, and would be absolutely enjoyable upon completion. I recommend this building for: Families with Children, Peace & Quiet and Luxury & Prestige.

This project is suitable to those looking for a quiet surrounding although the peace gets disturbed during the 7th month as earnest worshippers jam up the small road leading to Bright Hill Temple, located just 1 min drive away from the condo.
The vicinity of the project is made up of mainly car workshops and funeral undertakers. There is a good school nearby: Ai Tong (within 8 mins walking distance). Accessibility is good if one owns a car.
99 year leasehold project with around 600+ units. Residents are mainly locals, with more of PRCs/Indians/Phillippinos recently.
Guards here can be overzealous. Personal info of residents shifting out/moving in are pasted on lobbies.
Compound is nice, depending on whether you are into European style design. Certain blocks of the estate gets direct west-sun. I recommend this building for: Peace & Quiet and Asian Expats.

Poor maintenance

Generally peace and quiet, but very inconvenient if you do not drive. During Qing Ming period, there will be a big jam along Sin Ming Ave for about one month.
The management certainly can be better. Many facilities and equipment are not maintained properly. E.g. 1 there are 3 treadmill machines and 3 cycling machines in the gym, but only one treadmill and one cycling machine are working. These machines have not been working for more than one month. E.g 2, there are fountains with tiled walls, but many tiles have dropped off. E.g 3 Some residents living in lower floors have complained about cockroaches coming out of their rubbish chute, resulting in some sealing off the chute and dispose of their rubbish in the looby.
The MA also has the habit of displaying full details (including name, handphone no. and unit no) of residents who apply for permit to renovate or move house. Once, MA conducted a "fire testing" for lifts and shut down all lifts. But residents were not informed, thus causing lots of inconvenience to them.
Numerous feedback have been given to the MC and MA but they do not seem responsive. I recommend this building for: Families with Children and Peace & Quiet.

Inconvenient is the 'word'

1. Nice pools and landscapes.
2. Estate is reasonably quite well kept.
3. Needs strong legs to make your ways to the pools and return to your "nest" endless stairs ....
4. Basic amenities available within the estate i.e. mini mart, hair saloon, However, purchase of cooked food can be challenging no way for walking distance. A bus ride or drive is inevitable. Marketing for necessities can be challenging if you don't drive.
5. Visitors are to handover identification documentation for entry.
6. Do not have the feeling of "MY HOME" I recommend this building for: Peace & Quiet.

Nice place; inconvenient if you don't drive

Pros:
- Nice modern development with bright apartments
- Nice landscaping and gardening, though the faux-classical statues and hedge maze are a bit over the top
- Excellent facilities, including a GREAT kids' pool
- Proximity to Bishan Park and Pierce Reservoir, both great for lovely walks
- Convenience store within the condo, mini-mart just across the road
Cons:
- Not within walking distance of an MRT. There's a shuttle bus that runs to Junction 8 and back every half hour (takes about 10 mins each way), but if you miss that you have to get a public bus which can take 20 mins. Commute to Raffles Place is about 40 mins if you get the shuttle, 50 if you don't.
- Not within walking distance of a supermarket. You have to get the shuttle bus to Junction 8 or a public bus or cab the other way to Thomson Plaza
- Not within walking distance of a food court or wet market. There is a vegetarian food court next to the nearby Buddhist temple, but for the carnivores among us it's a fair walk down Upper Thomson Rd, where there is a pretty good range of food. Nearest wet market is halfway between the condo and Junction 8, and the shuttle bus does stop there.
- THE MANAGEMENT. These guys mustn't have much to do, because they just seem to keep coming up with endless rules designed to stop people enjoying themselves. The one that takes the cake is the list of "permitted" and "forbidden" swimwear. That's right -- they tell us what we can and can't wear in OUR pool! And get this guys: board shorts are forbidden. Instead you're meant to slip yourself into some variation of lycra/latex for all the world to admire your tackle. They've put huge signs up next to the pools and in all the lift lobbies with pictures of what is and isn't allowed. Absurd.
- The security. The guards themselves are really friendly and are just doing the job they're paid to do, but the security is over-the-top tight. They ask visitors to hand over their IC card/passport to park! I recommend this building for: Outdoors & Activities, Families with Children and Peace & Quiet.
