Nice and Lovely

I stayed in this condo for 3 years and I really like the landscaping and the pool. Just that I hope there are more considerate residents. Lovely condo and very well managed compared to Summerdale, Parc Vista and Parc Oasis.
I recommend this building for: Families with Children, Peace & Quiet, Western Expats and Asian Expats.

Pretty excited

I bought Floravale in 2009.

I am pretty excited about the recent activity in 4 more MRTs to Tuas and also NTU being a mini city. I hope the light rail will come true and pass by Westwood.

NANYANG Technological University (NTU) will be transformed into a self-contained mini-city, or what it calls a "Univer-City with a soul", by 2025.


When its Yunnan Garden Campus Master Plan is realised, the 200ha campus - which is the largest in Singapore - will have numerous informal meeting points dotting its green landscape to encourage cross-faculty and industry interaction.

The campus master plan will be carried out in three phases, with each phase lasting about five years.

Prof Andersson also raised the possibility of a light-rail system in 10 years' time to help people commute to the university more conveniently.

The master plan was developed by the university and a team of consultants from Australian firm Guida Moseley Brown Architects. Discussions began in 2008 and planning involved meetings with hundred of members of the NTU community

Quiet, Nice and Appreciating

I bought unit in Floravale last year for investment. High floor and overlooking Gek Poh. It was done slightly mid 400psf range.

I am glad I bought this place. The Jurong West is bursting with activities. Jurong Lake side development. UOB property branch bought the empty site next to floravale at record high price. Recent announcement of another 4 MRT stations.

I am so glad that I got units in the Katong, Jurong West and recent Thomson. The rental is good. Selling off is also a good option!!

I see posting calling prices appreciating, over valued, and etc. Well, considering NV Pasir Ris selling at 830psf, Scala selling above 900 psf, and Mi Casa selling price. How expensive can 580psf be to these newly launch.

I dare to bet my money in where I park, this place is going to appreciate even more. Look at where the population is heading up and up, I may even take up an unit here and rent it out.

At 3k/mth rental yield, and 36k a year income. I can safely get back my money in 20 years time. Plus a private properties with 60 years to go.

With another property boom, it can be sold off at even higher price than I bought now. Good income rental plus solid capital appreciation.

That's how people make money!!

The Floravale

Decent-sized 3-bedroom flats are ok. It's a bit old but looks good with fresh paint. The swimming pool is okay, and there is also a small gym, a basketball and tennis court, and a few assorted jungle gym bars scattered around the grounds.

Most of the buildings are quiet unless you're unlucky enough to have one near the expressway. Fortunately you only need to close the double-layered windows to block out the sound. There are some tall HDB blocks nearby so don't expect much privacy in your own flats.

Transport-wise, it's very good. Easy access to public buses including to NTU, Jurong Point, and even Orchard road via express bus. A private condo takes you to Jurong Point for free, though it can be tricky getting a seat on it in the morning.

Gek Poh Centre with its kopitiam is just across the street for a quick bite, and there is also a Prime Supermarket and a few useful shops.

However, a 3-bedroom unit at this executive condo is hardly worth $750K, and the proper valuation when it was new is $400-500K. Given it's current age and depreciation, the current market price is extremely over-inflated by speculators.

Value for money in the Singapore real estate market? It doesn't exist.

Price up extremely high

Understand right now market is blooming for porperty. I agreed that the environment and the facility is good enough for this condo but price ask at $750k which is overed price. So disappointed, I would consider if is around $650k.

Very Peaceful

I love the quite walks in the evenings and then a dip in the pool. The birds take over from 6 in the evening , parrots you name it. I envy the people living the green facing landed apartments but away from the PIE it is a steal. For a nature lover get to see a thick cloud of fog sitting on top of the trees after it rains.
Gee Pok shopping complex is a great help , and Jurong point is also 7 mins by the condo bus , i have enjoyed my 6 months stay here

Just be Clear & Practical with your Ideal Hom

Viewing at least 30 HDB units for the past 5 months, hoping the price would reduce but it keep increasing and a 5-room unit now can reach up to 480k even in Jurong area.

So i was thinking why not take a look at the EC or condo in this area as i realise that with that kind of HDB price, i would rather top up about 30-40% more for a condo.

I viewed more than 10 units of condo in Jurong for past one month. To my surprise, The Floravale is truly the one that attracts me!

Why?
1. Quiet & peaceful, not too near MRT/interchange where it's always very noisy and polluted
2.. Price is reasonable & affordable
3. Full condo facilities & security (not available in HDB)
4. Walking distance to schools, community center, supermarkets, food courts, coffee shops, bakery, clinics, salon etc.
5. Free shuttle service to Boon Lay MRT/interchange from am to pm
6. Easy access to public transport linked to MRT/Interchange, offices/factories in the west & the city
7. Most units are spacious and well maintained
8. It's next to landed property with greenery and very near NTU

Thus, with the budget that i have now, The Floravale is able to fulfill my requirements. It is ideal for practical people like me who is getting used to the West Zone.

Not the best choice

Location location location. Staying in condo surrounded by HDB is not ideal, might as well stay in HDB then. Transport is really an issue. Visitors need to walk 5-7 minutes in order to reach the guard house if you take the public bus.... phew, not ideal and considering value for money.

simply the best value for money

just bought 1 unit, 1249 sqft, 650k, so very happy. This project is right in the middle of landed houses, feel like staying in Bukit Timah. This project seats in 1 corner of Jurong west, near to NTU and River Valley Sec Sch and with the development of the new Jurong area, it is likely to be sitting in one of the best location to be in the furture. The Gek Poh shopping centre has food and everything thing we need for daily use, for serious shopping we can go to Jurong Point. SBS 181 just across the road operatres everyday to Jurong Point, including Sundays. The price has gone up by a fair bit, but with 500 psf and such great things, no other projects can come closed to it.

not cost effective

Seen one unit last weekend and feel rather disappointed. This condo is basically middle in nowhere. It is the west most condo in Singapore, which means you can't find a condo that has a worse location in Singapore. The Gek Poh Shopping center nearby only looks nice from outside but if you walk in, you will find it is way too small if you want to do any serious shopping. It has a free shuttle bus to Jurong point which is just nice but it doesn't operate on Sunday. In other words, it is not there when you need it most. The condo is overpriced IMHO and with its current asking price you can easily find fully developed condos near Boon lay or Lakeside MRT which have better location and better schools if you seriously consider buying a condo in west.

Simply love it!

This place is ideal for people who are looking for peacefulness yet easy accessibility to amenities, schools and the city in the west zone. It's equipped with full condo facilities and all kinds of pools kids and adults will surely enjoy.

The interior is spacious with good finishing. The unit that I recently purchased is unblocked and facing the greenery. It is windy and bright.

My family and I just simply love the place.

Gem

Just bought an unit, this project is a hidden gem. 9 years old and everything still looks new, nothing reminds us that it is an EC, it feels more like a full condo. underground carpark, good squarish layout. big storeroom.

The pools are just so great! Big pools, small pools, many many pools, water water everywhere, and they are so blue. Our kids don't like it, they simply LOVE IT!

There are almost everything we need near by. Gek Poh shopping mall ( food and basic shopping) 5 mins walk away, Pioneer Pri Sch 5 mins walk without crossing any road, Westgrove Pri sch 15 mins walk away. In house bus to Jurong Pt, SBS 181 to Jurong Pt just across the road. SBS 185 to Jurong west st 52 at the same bus stop. PIE just 5 mins drive away. Best part is the address: Westwood Ave!

Value for Money

I have just shifted here 5 mths ago,Initially I had a budget of 600k,including stamp duties etc.I have a big family and I needed space.I looked at most EC's in the West area, and found that many had high maintenance fees, area too small..or something else.

But my first step into Floravale, blew me away.Upon entering, the waterfalls were so beautiful ,and the size of the pool was amazing.Very near to schools, supermarket,shuttle bus to Gek Poh.. I viewed 26 units here before finding the best that suits my budget and with an area of 1335 sq ft.Best of all the house was in move in cond.Now I am getting my brothers to buy a house here rather than to go for the 5 room HDB.And low maintenance fees also. A great value for money.

Overall Feel

Personally I like the pool with blue tiles. Each unit is designed in a way that gives a spacious feel. However, in terms of transportation, it is not so convenient as it is not near to MRT station.
I recommend this building for: Families with Children.
