I was conv by my agent to take a look at Centris. I am not a west person but I am desperately needing a place in the west and near to my mum. I am actually quite disappointed becos the living space is like for hamsters. The interior and exterior look kinda oldish to me. More like a 8 years old property. This is definately not my dream home if I wan to pay with that kind of money. More like a mass student hostel to me.

I think the exterior look old. Interior look ok but nothing to shout about. Dun really like the open kitchen concept. Small living space :(

After reading the reviews here, my friends and I had a good laugh. I will explain why later.

A month back I was waiting for my family outside the Centris residents lift. I think it is located on level 1 opp the TOILET of Jurong point. One stupid aunty wearing a fake LV approach me and told me off for blocking the resident lift and give me a CB look. I remember she repeated " this is residents lift" Its so crazy. Now I chance upon this uncle's review talking about how nice his condo is. Haha... Nice if you own property in sentosa cove. I say drive into centris carpark and see. I am not surprise to spot many toyota and Honda in there. My gosh! Even the uncle here tok like some faggot. Yucky!

A lot of sour grapes here

Many people are trying to "write down" this condo. You could see from the rating they gives to the condo, all 1 star. The latest one being Health vs Convenience.

While he/she admits that it’s a convenient place to stay, transport link only worth 1 star? MRT station right next to the condo, Boon Lay Bus Interchange right below the condo. And only 1 star?

This is only one of many examples that people just try to talk down Centris and being very unfair, for reason only they know. Sour grape perhaps? Prices shot up 20% in one year and owners not ready to sell at these sour grapes’ “own valuation”?

I own a unit in this development. I don’t stay there though. My unit is rented out at a very good price. My tenants have never complained about anything, not a single time.

Every time we went there, my wife and I would say that we should take back the unit and stay there, although we had been told about the occasional noise created by fighter jets.

It’s 2.5 years old, but if you go to the 5th floor, you could see for yourself how well the place is maintained.
No regret being an owner at Centris. The only regret is that the rental is so good that it doesn’t really make much economic sense to give up the rental and stay there ourselves.

Why so many units for sale?

Many centris units advertised for sale on this site are well decorated and that show that the owners have originally planned to stay in this developments. So why so many units on sale if it is such a wonderful and convenient development?

Centris is still the best

I've seen many condo and I come to say for the best amenities, Centris is still the best.

Centris...itself has a full condo facilities.I was shock to see the hugh swimming pool it has. Beside that, hugh shopping mall, MRT/bus station is below. As a lady myself, I just love the convenience. No longer need to wait for my hubby to fetch me....I can just hop and go anywhere I want too.

I've seen condos near west mall, lot one , yew tee and they still can't beat Centris...Although it has some amenities, the shops there just can't beat those in Jurong point. JP is hugh...

What's more...if you want city living...Centris is definitely the best.. Of course...if you are looking for piece & quiet, there are lots of condos around and I doubt you can rent/sell it easily if you are the owner.

Centris is the best...and I know the price of it will goes up up up!!

Are you sure you want to buy Centris?

MRT Noise,foreign worker, Bus interchange heavy traffic, air problem...those who write good thing about this condo here because you already buy the unit and want to sell high right?

pls be fair and tell the true to other about The Centris, it got more problem then you can think off. only good point is below is shopping mall, but it just not worth it. (you can just buy the other two condo just beside West Mall & Lot1)

the price is also too high,look at URA Caveats record. Compare to other west side condo like The Maderia, upcoming EC near Lot1,this condo got no match in term of pricing.

You can afford now, but you can't sell in future, what for?

The smell in the air is the nightmare

Up side,
convenient and has amenities

Nightmare:

1. The air polution which smells like industrial chocolate, oil, rubber and the toilet. The melly day in total is about a month in 2010. It last from hours to days. It is Very bad for health.
2. Too noisy and congested.
3. Face MRT too hot for half a year (double dose solar power), face library too noisy daily and noon sun for 0.5 year.
4. The jet fighter noise.
5. leaking smelly water in some blocks lift lobby

No way!

Please find out more before you decide to stay in Centris.
Yes, Shopping, food, transport is just a step away.
BUT the nightmare is "NOISE".
If you do not know, let me tell you. You are directly in the F16 landing path. Good thing is that you can save on alarm clock. You will always have morning call when the F16 fly pass. National Day fly pass every other day. If you have baby staying with you, the baby will be scared the hell out of him/her.
Not recommended for people with weak heart.

Pros and Cons

Hi,

I have been staying in the Centris for one year and I agree with most of the reviews here:

Pros:
- It is a really nice development, good building quality, nice layouts
- it is very close to shops and restaurants (downstairs !)
- it is very close to bus and MRT (downstairs too !)
- Just one stop from Lakeside and the park

Cons:
- The air polution is really high. It smells like industrial chocolate, oil, rubber. Very bad for health and the biggest issue to me
- The bus interchange in the basement is the largest in singapore. One bus goes out every 5 sec or so and apartments facing library are very noisy.
- The apartments facing MRT are very noisy too ; facing inside is better but still a little bit noisy
- The fighter jets fly back and forth twice a day (but usually not on weekends) and really just over the Centris
- It is far away from CBD, around 45 min. From Boon Lay to Raffles Place, it takes exactly 30 min inside the train and there are no seats (2 stations before).
- Some issues with owners having dogs (although the building is still relatively clean).

Pros and Cons, I am moving on East side. I think the Centris can be a good place for people working in Jurong, but the rental prices are much too high for the environment. Regarding buyers, the units were launched at 550 psf ; the prices are very speculative now so quite risky and I would not recommend it for own stay considering the high pollution and noise.

Overall, a good development but a quite bad environment and highly speculative pricing.

Price too high

I agree with Betty Chi comments. The asking price for Centris is too high and unrealistic. Given that kind of congested environment with such a heavy human traffic , I don't consider that a premium standard of living in that district. After assessing all the imperfections that Centris have , we have decided to switch our focus to look at Parc Oasis which is more serene and peaceful. Just two MRT to Jurong Point and one stop to the Jurong EAST Central. But Parc Oasis has it's future potential due to it's strategic location. Though the price is also very steepl but it is much better than what Centris is asking.

Too noisy and congested

We have seen a few units at The Centris but finally we did not make any purcahse after serious consideration. Though it is very convenient with MRT and shopping center but we just can't bear with the noise plus flying jet over your roof , the pollution (very heavy rubber smell) and the human traffic congestion with multinationality of peoples. Furthermore , the price demanded is very high which we think is not worth it at all. So now we are exploring Parc Oasis and The Mayfair which is queiter and peaceful living environment for our family. Honest speaking , the Centris may be good for investment and rental but for sure not for own stay.

CONVENIENCE AT A PRICE

After reading all the comments below, I wish to mention that living at the Centris is convenient but it comes with a price.

Aside from the rediculously high psf prices, residents have to put up with the hordes of shoppers on Friday nights and on weekends. This makes the area congested and will have a negative impact on one's lifestyle.

Secondly, the jet fighter noise. Sad to say that the Centris is directly in the path line of SAF jets landing at the naerby airbase. This is not a once a year occurence (NDP training) as the jets are constantly in training all year round.

Thirdly, for those who visit that area frequently especially around SAFRA, will know that the smell from the cocoa factories nearby provide a horrible stench which will worsen depending on wind direction.

All these factors add up and you decide for yourself.

I LOVED THIS PLACE!

I moved into The Centris a year ago with the fear that there will be traffic jam at the entrance & exit but there's no problem. Forumers said that the traffic from the buses & cars along the streets will be noisy but it's not. Though the shopping centre is always full of shoppers but when I come in through the glass door - it's a haven of peace & serenity. Fighter jets flying around - it's once in awhile thing - bearable.

I've never experienced such conveniences before in my life below my home is the shopping centre, movie theatre, eateries, MRT station, bus terminus, a park nearby where I go for morning walk followed by swim in the 50m swimming pool, across the street is the Jurong West Library where there are plenty of books, audio books, instructional DVDs, The Frontier (community club) where I can play badminton & table tennis with my friends, & attend courses at a minimal fee.

Look at the NEA daily air pollution report sometimes the East, North & the Central is more polluted than the West.

Some other condos & private apartments also began with S$5xx/FS but after 10 years they are still as high as The centris which 1 year new.

I strongly recommend this place to everyone who can afford it - you would love it.

My home at The Centris

My family has just moved into The Centris last month.

Last Saturday, I wake my family up early and hv breakfast at Toastbox on B1 then we went swimming at level 5. We showered at home and went to Food court at level 3 for lunch. After that we went shopping and I bought a pair of jean at Levis on level 1. Rent a DVD at Level 4 JP1 and then we bought groceries at NTUC Xtra at Level 3. We head home to watch the dvd. Evening come and we have dinner at Pizza Hut at Level 1 JP1. I bought a pair of 9.30pm Predators Movie ticket at GV. After the movie, we take a lift straight to our house and within 5min, I am on my bed.

Yes, I pay high price for my resales home, do not mind if it is in the west. IT IS WORTH IT!

Ridiculous Pricing for West zone!! 9xx psf!!

This pricing is ridiculous for a west zone condo with all the pollution and noise. Valuation at only 700k average but asking for above 900k.... Some authority and laws should look into this immediately to control those property agents from jerking the price up so high from valuation!

Love it or hate it

I viewed a few units and draw the following conclusions:

i) Like the place as MRT is just opposite and shopping mall is right below.

ii) Dislike the place as the air and noise pollution is rather bad.

I would recommend to those who are looking only for convenience of living near train station. But avoid this project if you are health conscious.

excellent location as below is just a one stop centre for entertainments and good for those who work in the jurong industrial areas.but quality of the condos interiors and layout is poor,mainly small and squeezely and poorly designed balcony where u can actually fell into a hole there.plus air is poor as it a a heavy industrial place nearby

Good Place to Live

Viewed a few unit at Centris. The units actually start from the 5th storey on top of Jurong Point 2. Once you are on the pool level (5th storey), its actually peaceful and quiet, away from the crowd of Jurong Point shoppers. The higher units facing the HDB and MRT has unblocked view and very windy. You can access Jurong point directly by taking the lifts down and access the MRT/ Integrated bus interchange without even getting wet on rainy days.

The Olympic size pool and low maintenance fees is also a plus point

You can find almost anything under the sun at Jurong Point with more than 400 retail shops. Not many condo offers such convenience.

This place is very good for young families who wants convenience of daily living. There are many amenities within walking distance including, library, Jurong Medical Centre, banks, 24 hrs NTUC, cinema etc.

Location is tops but Noise is forever

This project is a winner in terms of convenience, amenities and quality shops. But fighting with crowds of people on a daily basis and putting up with the constant noise pollution of fighter jets, MRT, buses, cars, shops, people may affect my health. I can live with some noise but too much, too often with no way to turn the volume down means that The Centris comes with a price on my health. I will recommend it for those who have lived in this area, or in the city like Chinatown. I don't think those who lived in the countryside or foreigners who are used to quiet surroundings are going to take to this noise level easily.

I recommend Centris for a total "one in a city living" bec it is like living within a city where everything you need from birth to adulthood and old age is within 5 mins reach. From groceries to high fashion and specialist medical services, you name it, Centris has IT.
Balancing this complete convenience, you just have to bear with a little noise caused by fighter planes and the multi-racial foreign workers.

Ideal entry price

Based on the recent launch of Caspian at $580psf and Infiniti selling at around $580 (FH), Centris has to be priced below S$500 to be attractive.

Pros of Centris:
1. MRT, bus interchange;
2. Jurong Point;
3. Schools;
4. Safra Club;

Cons of Centris:
1. SAF fighter jet and MRT noise (quite unbearable for some);
2. Over populated "Foreign talent";
3. Over crowded entrance if connected to JP;

I would really suggest anyone interested to buy should come over for survey, that will give you an idea whether you can live with the "CONS", otherwise, even if you pay 450psf, you may go crazy especially if you cannot bear with the noise.

Agree with mdm Yoko

Main advantage is that it is convenient and has amenities. But the disadvantages include congestion, noise and pollution. Also, it is 'far too west' and located at an industrial area.

Anything above $540psf for that area is considered pricey. The units there were launched at an average price of about $500psf. And the launch was at a time when the property market was bullish. Hence, there is downside risk if one buys too high.

Developers and agents are cashing in on the 'jurong lake district' concept. I have no doubt it will happen one day, but that will take a long time. The concept is not new; it was in the 1998 masterplan, but due to the economic slowdown then, the developments were shelved. This time round we had the same thing. So, am not surprised if some of the developments will be shelved or held back. S'pore govt takes a very pragmatic approach. They don't want to build unless they are sure there is demand. The two things that are most likely now are the Jur East Bus interchange/mrt project and Jurong Gen Hospital are they are infrastructural works. the rest (e.g. office, hotels, recreational outlets at the lake) will have to step back till the economic situation improves. By the time everythign is built, Centris will be 'old' and there will be other newer competing devept coming (suffering the same fate as p oasis is now, where years back, the owners purchased units there at a high price).

There are other developments there are also convenient, with amenties and CLOSER to city. may be more pricey but the gap may not be that much and worth exploring.

Noisy, polluted and very jam and crowded

It is near to jurong point and mrt and interchange. Thats all it is good for. Now the bad stuff is it is noisy from buses, mrts and shopper's cars, crowded with foreign workers from india,china and pakistan. Everyday you have to endure crowds, cars and buses. For a family living in such an area, you can never find peace and quiet. How to live in such an area? Do you shop everyday? But u get free noise and pollution everyday, It is going to be very dusty too with all the heavy industries nearby and fighter planes zooming over centris. Tough to live in.

The one and Only

I live in Jurong West and will pass by The Centris every morning to get to the train station.

I see the construction workers working everyday to build this beauty, from the ground.

I see it from nothing to now, it has become so beautiful. Kudos to all the workers that helped built this beauty.

Situated on top of the future bus interchange, and Jurong Point is going to expand, I'd say it's the convenient-est of the convenient to everybody.
