Two integrated stacks and balcony space

The Arc @ Draycott is an iconic building with 36 floors, situated at Ardmore Park, the most desirable address in Singapore. Until the 13th floor there are only 2 bedroom apartments in this building. The 3 bedroom apartments have not only a 3rd bedroom, but also a more useful modern kitchen area, dry and wet. Stack 01 gets a lot of sun and the heat builds up. Stack 02 is therefore much more pleasant, and therefore more expensive. Tricky is to understand that the glass arc facade cuts into the balcony space above the 25th floor. Above the 25th floor the balcony gets smaller every floor, and after the 30th floor there is no balcony left at all. The highest floor with a maximum balcony space and therefore a maximum living/outside space is the 25th floor.
I recommend this building for: City Living, Luxury & Prestige, Western Expats and Asian Expats.

stack differences

hi,
this condo is great as only 2 units per floor and private lifts to each unit.

however, there is a major difference between -01 stack and -02 stack:

1. -01 units are facing afternoon sun to living room and must be above 25F to clear view...otherwise very blocked

2. -01 units are currently next to construction of tate residences. also, in future, they will be right beside a construction site (SC Global owns Ardmore site on neighboring corner). therefore, -01 units will have construction noise risk for next 2-3 years...

this is why you see a major difference between rents and sale prices of 01 and 02 units...

Tucked along the corner of Draycott Drive, the iconic design of this building stands out from its neighbouring projects. The site is cleverly optimised with a 50m lap pool, hydrotherapy massage bench, children's wading pool, gym and a good-sized recreational area. Its interiors are elegant yet simple, with quality finishes. It is tranquil, yet within close walking distance to the Orchard shopping belt and MRT.
I recommend this building for: City Living, Peace & Quiet, Luxury & Prestige, Western Expats and Asian Expats.
