Reasonably Price

Saw this project with a relative. Great living space and great fresh air!
Very breezy. Pool is not crowded. Bright and spacious. But blocks face west really get direct west sun. Blocks that face the pool and open view of private estate is the best.Very good far away view, bright and windy. Price is still reasonable compared to new condos eg double bay residence or simei area cos Sunhaven is FREEHOLD.
Although 4th uni and downtown line is just 10 walk dowbn the road, Sunhaven will nto be affected by the noise and pollution sue to its location layout
Can seriously consider now before price go up once constructions of uni and downtown line starts.
Got 3 feeder bus service to simei & bedok and very short drive to giant for amenities. I recommend this building for: Outdoors & Activities, Families with Children, Peace & Quiet, Western Expats and Asian Expats.

MRT is coming to upp changi!

I smell sour grapes here fr the ex resident below.
Actually have to be fair to the condo but not talking about uncivilized acts of some prob tenant dogs that poo or urine or blame the wind for slamming door?
Come on, this is a common issues in a lot other condo if population is big n rented to foreigners. Let's hope these people will be caught red handed

Not quite nice

To clarify on Kathy's comments, I was a resident, and still own an unit in SunHaven since its TOP. I am certainly NOT a resident from another condo being jealous of Sunhaven. It is even more childish not to acknowledge that every condo has its pros and cons, and everyone is entitled to his feedback. You are lucky not to encounter those unpleasant experiences which some former residents I know and myself did. And to be fair, my family had at one point enjoyed our stay there.
To set records straight on my dog, I have never brought it for a walk inside the estate, so I don't see how it could have pooped there. And you must have missed out the notice that the office had previously distributed on finding poop in the swimming pool on several occassions.
I am glad that you like this place and that the upcoming downtown station is nearby, but I have no regrets moving out. Enjoy your stay. I recommend this building for: Western Expats and Asian Expats.

Good Sunhaven

I am a new resident to be. I also feel AK Tan is unfair in criticizing residents n management office. Transport is rather good with the feeder service at door steps to simei mrt n tm mrt. Good sec sch nearby. You cannot get best of both world. Or go and stay in a Hdb flat.
I recommend this building for:
Outdoors & Activities,
Families with Children,
Peace & Quiet,
Western Expats and
Asian Expats.

Quite a nice Haven

I am a current resident here.
I totally disagree with that AK Tan. He must be a resident from another condo and get jealous of Sunhaven profile so bad mouth about the condo here, how childish and ignorant.
For 2yrs staying in Sunhaven, we do not encounter any problems. Security Guards need to be friendly so to stay professional!
The surroundings is rather reasonable maintained. I did not encounter about the animals' shit. Or is it that AK Tan allow his animal to shit around?
I also do not understand the noise he complained about? Kettle whistle, door slammed. These should be very minor isolated and rare cases.
Transport: The bus stop is just a few steps from the Condo main gate. We have busses No. 2,5,24 that bring us to Simei, Tanah Merah, Bedok MRT. Bus 2 and 5 go even further to city. so transport is pretty good now.
Schools: This is a private freehold land, thus location is more exclusive, if you want to locate near a school or a popular school. You must stay in a HDB flat. A lot of HDB flats are next to good schools.
Generally, AK Tan had made unfair comments about Sunhaven which I as resident here need to clarify for the condo.
Recommended for: Family with kids, nice pool, nice playground.
Not Recommended for: people who like to vandalised and people who like to make unfair remarks and judgements.
AK Tan, if you were a reseident here - you must be regretting of moving out as the new MRT is coming!

I was a resident here and this is my take of the condo.
Pros:
-Quiet and breezy environment
-Decent condo facilities like free form pool, street soccer/ basketball court
-Accessible to attractions in the east, e.g. beaches, airport, expo
-Future plans like downtown line, 4th university STU
This is all I can say for pros.
Cons:
-Far from amenities like MRT, supermarket. No decent primary schools nearby.
-Quiet environment becomes a problem itself as noise is trapped by tight layout of corridors. It is common to hear people
playing in the pool and jacuzzi late at night, loud dog barkings and even whistling kettles!
-Breezy environment also becomes a problem with inconsiderate residents letting their doors slammed loudly
-Poor maintenance of common property other than the mandatory paint works as required by the BMSMA. Common
incidents of broken tiles in swimming pools, water leaks, light breakdowns and fire alarm tripping
-Common incidents of owners letting unleashed dogs run around common property.
-Common sights of uncleared dog poo at common property, including at children's playground, and barbecue pits
-Rude security guards and maintenance staff who snack and smoke while on duty, often at prohibited places like lift lobby
-Managing agent drags their feet to solve problems despite asking residents for feedback. No renewal of managing agent,
security guards and key management council members for many years despite all the complaints
-High proportion of rental units
Recommended for: Expats, investors, people who are looking not to follow rules and by-laws
Not recommended for: Families with young children, people looking for a home I recommend this building for: Western Expats and Asian Expats.

Sunhaven - Great & Nice Condo in East

I just relocated to Singapore and prefer to stay out of the city to avoid over -crowded areas. After doing some property huntings in west, north and east, I had found Sun haven - a very well kept Condo in district 16. The rental is very reasonable .
Some of the points that I had consider while selecting this condo :
- Nice layout unit
-Bright and breezy ( I got a pool view and can see quiet airplanes flying pass - how idyllic )
-Very nice landscape greenery and carefree resort pool
As for transport , i think it is consider rather convenient :
- Not far from airport
- Accessible by drive to Giant and Ikea within 8 mins
- A 15 min walk to Simei MRT / East Point
- Walking to the Changi Business Park ~ or a bus stop away
-Childcare center is right beside the entrance of Sun haven!
- My wife loves the quick access to major highways fr here- TPE, ECP, PIE
- A short drive will lead us to 3 parks : Changi beach, East coast, pasir ris beach
I am so looking forward to the vibrant retail/shopping mall @ Expo that will be ready in a year time. Sunhaven is so near yet not get the noise & pollution level from busy malls
Hope other expats who work in Expo areas can join me in Sunhaven, And I would really consider this condo for investment if I intend to stay in Singapore for long.
The neighbours here up keep the Condo well too.

Very nice and spacious hall layout with no space wastage unlike the new condo. Th kitchen is spacious too, rare for codno.
Good wood finishings main door and bedroom doors.
Nice environment with nice greenery and relax pool. sunhaven is not overcrowded unlike its nieghbours savannah and changi rise.
It is quite accessible too - express ways very near.
Bus stop is almost outside
side gate to Simei MRT
Future Changi Mega Mall is just 10 min away by yr end
Future downtown line 3 is just few steps away from the entrance

Nice Condo with good transport soon.
Now is very near Express way and served y Bus stop just outisde.
Agree with university and MRT coming , this will be convenient!

Good Potential Sunhaven Condo

Went to this development two times, I feel the whole place is beautiful with very resort sense and very nice landscape swimming pool - beach front style.
Saw from news the 4th university is just opposite Sunhaven. The new MRT downtown line 3 station is be few steps away from Sunhaven Entrance few years later.
Compared to older Changi Court (which mayb next to MRT station), Sunhaven is a new FH and nice great facilities.
A freehold condo with great potential and very convenient when new MRT line open after Yr2015. Rental should be very good too when 4th local university open, Banks also move operations to Changi Business Park and of course new MRT station!
A good investment in 5 yrs time! I recommend this building for: Outdoors & Activities, Families with Children, Peace & Quiet, Luxury & Prestige, Western Expats and Asian Expats.

Homely, quiet setting

I read the reviews from others below, and I share a different perspective. I think this development is a excellent. Coming from Europe, I think I do not have a problem with amenities, and I do believe in many countries as well, we need to drive out or take a short walk to get to the nearest shop. However, this place is near to the major supermarkets, Giant is just a 10 minute drive, the big malls in Tampines and Simei are just minutes away driving, and 10-15 minutes by bus. It is near to the highways, and yet it is quiet as there is another development which shelters the noise away from the expressways. The facilities are well kept, there have a hot and cold jacuzzi spa, nice swimming pool and 2 well maintained tennis courts. The sea breeze hits this place very well. I have seen a few units here and I like the basic interior that comes with it.
I hate living in the city or near to the city. this is a great place for those who loves peace, serenity and a great place to relax. To me, this is a great place that I want to come back and called it home, away from the noise, huslte and bustle of city life, and yet it is only 20 minutes drive to town. The 4th university and the Singaproe Expo, and I was told, a future train station will be just a short walk away !!!

it is a hidden gem

I am a 5 years resident here.This is a place easily mistaken as cold as most of the poeple are working bees coming back only after 9pm. Great for those who have cars, like peaceful enviornment where no one will squeeze with you in the swimming pool. The condo is pretty well maintained, like now is repainting the exterior. The facilities is 50% of the land, swimming pool and the hot spa, BBQ area is nice. Truely the inconvenice is only 2 buses now and 5 minutes drive from MRT, but in future 2 yrs when new MRT and 4th University is up at walking distance, the amenities will be different. This is a condo to grab as the price has not been really gone up with the market. Great for small faimlies those who love to enjoy outdoor facilities like reading a book at the poolside .

Western Expats.

OUT OF REACH

Just viewed few units today and felt so isolated at the peak of Upper changi Road, Totally no ammenities nearby and like living at industrial estate (ONLY near & easy access to expressway).
Not sure any school bus driver are willing to fetch / send students at this project? I recommend this building for:

Location Could Be Better

Recently my agent brought me to view some units around the area and this development. Here is my review.
- Very quiet and serene
- Layout of the condo is longish. Need to walk right to the other end to get to the main entrance, minimart and gym if you are living in the stacks right inside
- Unit is average, design a little dated esp the kitchen panels
- Couple of units in the deeper stacks get the afternoon sun
- Standard condo facilities
- Transportation can be a problem. Ideal place for those working at the airport but not so convenient for those working in town
- Totally no nearby amenities within practical walking distance. Have to walk quite far to Simei MRT, Eastpoint Mall, Coffeeshops etc. Not practical for those who don't drive I recommend this building for: Peace & Quiet.

Not So Ideal

Standard and usual condo facilities. Location not very ideal, placed at the corner of D16. Bit out of the way and need to walk very far to nearby amenities unless you can settle for the minimart everyday. MRT station is also quite far away. Unfriendly security guard with a black face without smiles will turn off visitors.

Great place for resort living

A great and spacious place for resort living. Very windy place. Big living room and bathroom. No morning and afternoon sun. V rare for new condos these days. Convenient to all expressways. Has a mini mart within the premise.
I recommend this building for:
Outdoors & Activities,
Families with Children,
Peace & Quiet,
Western Expats and
Asian Expats.

Great Place but Residents Can Be Better

The apartment itself is well maintained, facilities are logically located and featuring a private Jacuzzi with heated water great for quiet champagne gathering. BBQ pits are designed with individual gazebos so you don't get stranded if it rains. A shipwreck themed playground and a flying fox delight. A basketball-cum-street soccer court and a tennis court as well. These are tucked at the back of the grounds, so residents don't get terribly affected. The swimming pool stretches at the front for those who like to live by the pool, and a mini-mart that opens till 8.30PM.
Major setback – the units are given heavy quality doors both for the main and rooms, the residents fail to appreciate it by slamming the doors. This causes disturbance especially during the peak hour of 6PM to 10PM, and can still be heard and felt after 12AM. Cracks are evident on the walls proving the side effects of callous door slamming. Although the flooring is generally sturdier than most apartments, residents seem to dig the marching walk even after 12AM. Another callous act by the residents are the dragging dining chairs and heavy settling of their items on the floor, which can be considerately resolved by sticking soft chair leg padding easily available at any DIY store AND with a little conscious effort of gentle actions.
There is a mix of residents of course, as it seems common that the management receives complaints of slamming doors. The management is friendly and responsive but that is as much as they can do if the residents do not cooperate and keep an open mind, or leave the ego at the doorstep.
Conclusively, the environment on its own is great but the residents should do a lot more by being considerate so as to enhance the quality of living and value of the establishment. We are after all living in an apartment, and it is only reasonable to be considerate to all – "Do not do unto others what you do not like them to do unto you." I recommend this building for:
