WINDY SOUTHBANK WITH GREAT VIEW

It is very windy and has a great view towards the sea, bay, future sportshub and even as far as the control tower of Changi Airport. It has great potential given the location (5 mins walk to Lavender MRT stn - two stops from city hall]; eateries and wet market just next door; SMU; and waterloo and rocher area with URA plan to have a makeover for arts, etc, in the second half of this year.)

Long term investment

If you are looking for investment of good rental yield and capital gain, this project will probably be one of the best. However, sellers are greedy by nature so as the buyers. I advise if you work for financial sum carefully, you may offer 1400-1500psf for a 2 bedroom unit. I think those seller asking 1800psf can be ignored and we should be upset. Please move your focus to Dakota Residences or the new project called Waterbank at Dakota. More reasonable price of high quality of living.

Many o the sellers in this development are insincere.
Price quoted and actual selling price are miles apart. I am getting sellers asking for up to $1800psf when the ad says S$1300psf..... I recommend this building for:

A Good Buy for Investment or Own Stay

Location is great - so near Orchard shopping, IRs, financial district, educational hub and getting round to different parts of Singapore as it's so centrally located. Good for getting to work and play. Fantastic unblock view, which is so hard to find in Singapore.
Highly recommend to buy for investement or own stay, even at today's market price. Good capital lgain and rental potential in both short and long term. I recommend this building for: City Living, Outdoors & Activities, Families with Children, Peace & Quiet, Luxury & Prestige, Students, Western Expats and Asian Expats.

Unrealistic and insinere sellers

I would have to agree with Jason and Flo on their comments. I just met with 2 unrealistic sellers who wanted more than what was advertised. I don't think these people are motivated to sell. They are just testing the market as they think sentiments are getting better. The price looks toppish to me, my advice is look elsewhere.

Southbank is strategically located. Near MRT - underground MRT. No noise. Near CBD. Spectacular views if your are the on the high floors. Fantastic potential for growth and investment. Great development around the area in the next few years. It will be transformed. Check out the URA website. Similar but better than Icon. Worth Buying!

my dream home

i got my unit early this year and can't wait for it to TOP. just a few mins' walk to lavender station, It's only 1 mrt stop from Bugis (where i usually shop & have my steamboat buffets) and 3 stops from Raffles place (where i work). Hawker centres, coffee shops, a market and a small park are also right at my doorsteps. Sultan gate is also nearby (if you want something different). It's near kallang riverside park-you can have your outdoor jogging, best of all,my unit promises 'seaview'..i get to live in the city and yet enjoying a 'waterfront' living..i think i've really made a right choice.. :)

Disgusting sales

I agreed with Flo Foo. My experience is that the listings for Southbanks indicated a price but whenever I called, the pricing increased $150psf from what was advertised, which is just a day ago. Quite disgusted by these agents which resort to dirty tricks.

Unethical sellers

In recent months, I noticed with disgust the greed of sellers of several developments, including The Strata, Southbank and Inspira. Sellers and agents advertise a certain price, but once a buyer matches their request, sellers promptly go back on their offer and ask for a higher price. I experienced this thrice - two sellers asked for $200,000 more from the original price, while the third wanted $40,000 more. Whatever happened to a gentlemen's deal? I only hope these greedy, unethical sellers are left with overpriced units no one wants to buy - since our current recession hasn't hit bottom yet. After all, experts agree property prices are the last to fall in an economic downturn.
