Good Investment

Tanjong Rhu is the next big upcoming area and value for money Sanctuary Green Condo is the place to buy. With Gardens by the Bay only months away from completion and the Sports Hub a year away with good connections to the city only a few stops away from Stadium MRT its still good value for money and can easily see 1500 to 2000psf in coming years. Condo is nice and breezy with great facilities and good up keep of gardens, higher units are well worth the value with sea view.

been staying here for past 6 years, the council take care of this place,

example, even it is the newest condo on the area. the council was the first to repaint the whole condo and mc is on the ball repairs are constant.

the only down side is ilegal parking along tanjong rhu road during national day or days where there fire works. i guess it figure that non residents would like to stretch their necks just to see the fireworks.

compare to other condos , this is confirm underprice as buyers are usually for own stay and not for speculation

you can see how popular it is when you see non residents parking illegally along the tanjong rhu road to enjoy the view and park

Worth it

This place was launched during SARS. So, price is slightly lower even thou its newer!

The area gives u a serene feel. Even thou the MRT is not so near, the distance seemed shortened, like a walk in the park.

It looks good for its age, a 2004 project.

One thing, avoid units near the expressway and pool! If there's no bullet whizzing sound, there will be raining sound. Either, there's no peace. Unless, aircon on and windows shut!

undervalued gems...

I looked at all the condo along the stretch of Tanjong Rhu and am considering getting a unit at this unit.
1. it is priced reasonably as compared to project along this stretch.
2. only can get unit with seaview facing as this project does not offer much of bay view say compared to pebble bay. unit facing the sea can get to see the IR, Singapore Flyer, Marina Barrage and even fireworks.
3. nice and good landscape around the condo. Many planted trees.
4. good facilities available here.
5. 2 tennis court and 2 pool. 1 lap and 1 children pool
6. it is one of the newest.
7. shuttle bus services available along tanjong rhu
8. a very exclusive estate.
9. it is nearer to the city and priced competitively as compared to further down the stretch say like costa del sol which is asking a even higher price for seaview unit.

not all units are good but ...

not all units are in santuary green are good but ...those which are good are extremely undervalued. nonetheless, an extremely desirable area.

1) Very varied prices in Sanctuary green. Those facing tanjong rhu road have no view. but are quieter.
2) Best units IMO are those IR facing ones . They have 2-3 bedrooms facing the flyer and unblocked living rooms making it a picturesque sight. but these units tend to be slightly noisier given the ECP facing . Nonetheless the noise is bearable.
3) patio units have extremely high ceilings and quick pool access to compensate for the lack of view.
4) swimming pool views are not necessary since its near the sea.
5) lower floor units tend not to be popular. but the higher floor units tend to be smaller 2 bed rooms
6) finishing is so-so not as good as pebble bay/ water place. but much better than costa rhu, casuarina cove and even camelot (tanjong ria is the oldest and probably has poorer finishings). depending on the previous owner's ID, new owners probably need to set aside some $$ to renovate their units .
7) aircon in the lift lobbies are a big plus which is rare even among high end condos.

Development with great potentials, especially with the upcoming IR and Gardens-by-the-Bay. Some exclusive units on high floors command panoramic views of the sea, Marina Bay, IR, golf course, Gardens, Flyer and the CBD city-lights. Environment will become even more conducive come circa 2012 when the underground Marina Coastal Expressway ( MCE ) is completed to divert traffic away from the stretch of ECP in front of the development.

good deal at tg rhu

i totally agreed with the 1st review of the project.it is still a good grabs for the units there as prices are still super lagged(due to low launched price by developer in 2003)many of the 1st hand owners are still making money from current sale unlike other projects in that area.it might not be the best in tg rhu but i seriously feel it id definitely better that tg ria ,water place,parkshore,etc not just in price but bigger space in total land of the project.and also it is one of the projects there gives you the best IR view at its closest.and in future when the river taxi station is up near the garden by the bay,you can probably escape the highway jam to work or play.and i strongly recommends blk 183 with serene lap pool view if you don't like the noise from the highway,not only it has a beautiful(most units),near to the clubhouse and also it has dua asses to both the pools in the project.as for units with the IR view,nevertheless it is the best deal this season especially when you can still get them below $1000psf.they are definitely going to rocket in prices when the resort lights up! avoid buying units too low that faces parkshore and the "jungles" as not only its windless but boring,being a lifestlye residencial district ,buyers should be are looking for better units.

a real deal

a superbly underpriced condo in the prime district and excellent location.near the upcoming integrated resort whereby many orchard goers would choose to hang out.lifestyling neighbourhood with many sports activities and facilities.full size condo with complete facilities.definitely would have a great deal of upside in prices when resort opens.i estimate 1500psf minimum, as compared to the marina residences that is 2200psf even now and just 5 km away.tanjong rhu will be the next city living alternative to district 9 or 10 and better in terms of traffic and fresher air with water surroundings.
