Lovely Place, depending on facing

Just bought this unit. Love the amenities and extreme closeness to shops and eateries. Glad that Rivermall has Daiso, one of my fav stores to laze around.. great for buying cheap stuffs.
I think its quite congested when facing the pool side for low floors. Pool and Gym is a bit small though. Am glad to have gotten a high unblock view overlooking mall.
Near watersports and short distance to KPE, quite convenient. I recommend this building for: Families with Children, Peace & Quiet, Students, Western Expats and Asian Expats.

Not good for investment

Amusing to read that rental here is like 'hot cakes'. Just look at the unit that is over 1,000sqft listing from the first week of October at 4k for a month. It was just re-listed at 3.8k. Rental not doing too well it seems!
Also amusing to hear that of the convenience of schools and stores. The nearest school is a Mee Toh School. No idea how famous this school is and so needless to say the 'stores' are not exactly very near this area. The worst thing is this is located in a rather congested area. Not good for investment but can consider buying for own stay if you cannot afford to stay in better locations. I recommend this building for: Families with Children.

Excellent Investment and place to stay

This place rents out to Expats families like Hot cakes due to convenience of schools and stores.
2 room rental is fastest followed by 3 room due to avg $500 difference.
Also have many car park lots and low maintenance fees. I recommend this building for: City Living, Outdoors & Activities, Families with Children, Peace & Quiet, Western Expats and Asian Expats.

The property is near to an LRT station and not an MRT station so I don't know how that can be attractive. That is as good as saying your apartment is near to a bus stop!
Rooms are reasonably good-sized and the kitchen is sensible, but the interior is barely considered condominium standard. Resembles more of a HDB 4, 5 room flat and because it is not really near to a good mall, this is considered a below-average location. Needless to say, rental yield here is terrible because expats probably won't want to stay in such an inconvenient location. Families looking at upgrading from HDB to a HDB with pool can consider. I recommend this building for: Families with Children.

Cozy Envionment with High Potential

Super convenient access to Rivervale Mall for eateries/Grocey shopping at NTUC etc, which is uniquely joined to the estate at the Rear Entrance.
Very near to schools and convenient for families:
1) Rivervale Primary School (230m)
2) NorthSpring Pimary Sch: (460m)
3) SengKang Pri - (530m)
4) CHIJ St Joseph's Convent (0.23 km)
LRT is less than 200m, takes less than 5 mins walk. Perhaps some confused with Sengkang MRT which is further away at 0.97km. If you want near Sengkang MRT, then you have to take Compass Heights which is at a super premium price.
Only 10 mins walk to the Serangoon river and park connector to enjoy the beautiful river walk in morning or night.
This estate stands on its own with peaceful quiet surroundings and yet with much convenience at a unique location with best of both worlds. I recommend this building for: Outdoors & Activities, Families with Children, Peace & Quiet, Students, Western Expats and Asian Expats.

more for HDB upgrader, not expat

interior space ok and excellent facilities but can be overcrowded during wkends. Need at least 10mins walk to nearby LRT not convenient. Far away to city Raffles. Residents tend to be very noisy with young children.
A good choice for HDB upgraders and budget conscious. On privacy, i will not recommend western expats I recommend this building for: Outdoors & Activities, Families with Children and Students.

Comparison with other condos in Sengkang

There are 5 developments in Sengkang, namely Rivervale Crest, The Rivervale, Park Green, Compass Heights and The Quartz. The Quartz and Compass Heights are next to MRT and hence command at least a $150 psf premium compared to the rest. For the other 3, you have to decide whether you value more the proximity to a mall/LRT vs a bigger pool and proximity to Punggol Park. IMHO, Rivervale Crest has a slight edge as the convenience to mall/LRT is something you experience everyday. Rivervale Crest is also within walking distance to the future Punggol/Sengkang watersports area. Only drawback is the relatively small pool area.
I recommend this building for:
Families with Children,
Students and
Western Expats.

Rivervale Crest is ideal for families with children as it has a host of facilities and amenities within a stone's throw. Located just beside Rivervale Mall, you can do basic grocery shopping here. The nearest LRT, Rumbia is a 5mins walk from Rivervale Crest. It takes less than a 10mins drive to Sengkang where you can shop and dine at CompassPoint Shopping Mall. In addition, there are several schools in the vicinity.
