Can't be better than this

Great location, 10 mins to MRT, 5 mins to super markets, spacious, 2 swimming pools, sauna, jacuzzi. Its one of the best bargains in Singapore. I feel the condo is under priced.
I recommend this building for: Outdoors & Activities, Families with Children, Peace & Quiet, Western Expats and Asian Expats.

Great Southern View of Singapore

I am no housing agent. I live at Orchid Park Condo since 1997. It has a great southern view of Singapore for most units. The best blocks are block 2 (east view of sg), block 3 (south view of sg), block 4 (south view of sg), block 5 (east view of sg), block 6 (south eastern view of sg), block 7 and 8 are both unblocked and all the bigger units face the reservoir. I like Orchid Park Condo because it is near Khatib MRT and market (about 5 mins walk); it is near to the Yishun stadium and reservoir (less than 3 mins walk). More importantly, it is cheaper than the Estuary in terms of psf. Although it is almost 20 years old, the facilities are well taken care of. I am most impressed by the management of the estate. Monthly maintenance fee is affordable at $200. The squarish layout for most units is ideal.
I recommend this building for: Outdoors & Activities, Families with Children, Peace & Quiet and Asian Expats.

Best Bargain in SG..!!!

Walking distance to MRT, full facilities (tennis, squash, basketball, swimming pool, billiard, putting green, gym, etc....), excellent tranquil view of a reservior, opposite amenities (Sheng Siong, NTUC, coffeeshops, community clubs, etc etc..). All these and attractively priced from $550 to $700 psf, its even below some HDB prices now...!!
With the new hospital (Khoo Teck Puat), Yishun SAFRA, newly extended NorthPoint, BottleTree Park, Orchid Country Club, this estate not only offers convenience to the residents, it also possess an excellent investment oppprtunity..!! Not forgetting in the near future, Seletar will be tranformed into an Aviation Hub with giant MNC like Rolls Royce setting up plants here, the rental and resale prices of this region will almost certainly appreciate from current level..!!
The recent HDB lands sales for Yishun for both the EC and DBSS sites has also attracted aggressive bids from numerous developers. Industry experts estimates that the Yishun EC to be launch later this year will be in the region of $700 to $800 psf. The recent launch of The Estuary @ Yishun which is just minutes walk from Orchid Park saw excellent sales volume generated at the about $850 psf and above.
Furthermore, older developments like this offers generous living space and more than ample parking lots!
All the above is more than enough to justify that Orchid Park is currently selling at bargain prices.
For own stay and/ or investment purposes, Orchid Park is definitely worth considering..!

Why Invest in Orchid Park Condominium?

The largest reason which i find why Orchid Park Condominium is worth investing now is because

- MCL tops bids at $213.5m for Yishun 99-yr condo site

From my view, the bid which MCL land placed for the yishun site is not high. Prices in the sub urban areas are rising. Look at centro at ang mo kio, it calls over 1200 - 1300 psf for a 2 bed room unit. Why are they able to command such high prices are such that hdb prices are rising. If private properties in these sub urban areas do not follow suit and rise up to seperate themselfs from hdb. People will no longer see the difference in prices between the 2 seperate entity.

In short, there has to be a difference between hdb prices and private properties prices!
From my point of view, most suburbans prices will go up to 1000psf in just a matter of time. Therefore for a site which is just walking distance to khatib mrt and facing the perfect seletar reservior view, Orchid Park Condominium is Under Priced! (I have considered its property age too)

Currently orchid park condominium is only selling at around avg $550psf. This is still way below market value from what i view. MCL new site will most probably launch next year with a target selling from around $800psf onwards. In comparison to Centro at Angmokio, this is still pretty reasonable priced!

Orchid Park condominium value should rise to around $700psf when the MCL new site launches.

Base on this point itself, it is the perfect time of the year to enter now before it is too late. And it should be one of the most reasonably priced investment property to look into.
