Where are my neighbours?

8 months in of my lease and I can count the number of other residents on one hand!

The pro of this is having peace and serenity, the con is that I'm a 28 year old hot blooded male!

The rent didn't come cheap either, it was just convenient to my work place, but there's no amenities nearby, restaurants in Rochester are bleh and I find myself having to travel out using cabs to go to town for some life, as the only operational MRT (Buona Vista) is a good ten minute walk away and who wants to be out on a date with sweaty armpits???

The other plus point about not having any other neighbours are that the walls are extremely thin, on weekends when agents are showing prospects the other flats, I can hear conversations from the floor!

Anyway, four more months to go on my lease, and I'm outta here!

One North got my attention and it seemed to be a nice place to be at. However, riding on the launch of its neighbour, The Rochester, owners are hoping to sell at a much higher price.

Other than the current new measures and with more supplies being pour into the market, can the sky high prices that owners are shouting sustainable??

There are reports which indicates that if the latest cooling measures implemented on 14 Jan 2011 still doesn't work, there will be yet another round of curbs! Is Property still a sure good assets or it has become a big liability?

As interest rates remains all time low, the pinch has yet to be felt. Should interest rates starts increasing (which there are strong signs of increasing rates), increasing supplies and curbing of demands, anyone who can do maths should be able to decipher the results.

Price cannot go up as Mah will keep hitting it one round after another. It must go down before Mah reverses his rules. Blessed are those who have Mah on their side :)

It is easy to search for properties based on location, size, amenities and budget, but it is often hard to nail one with the type of tenants/owners that this one has. Perhaps it is because Buona Vista is an interchange station for the upcoming circle line, or perhaps there are many foreign workers in biopolis/fusionopolis, this place looks and feels like it is built for expats and so not surprisingly, there are many expats living here.

The area feels exclusive, and strangely public, almost like you are living in a hotel area with galleries and shops. Those who are staying in the units facing the park get very good view and there is even a sky deck for sun bathing and a separate one for parties/functions. Unlike other new condos, this one does feel like a condo because it looks inviting at night and feels expensive with the marble lift lobbies and its exclusive status as the one and only condominium at One-North area. Once the Rochester area builds up, this property will enjoy all the amenities opposite, while remaining exclusive and quiet. Extremely prime location.

A place I call home

Having been searching for a condo for the past 2 years, and my long journey finally ends here.

The surroundings are truly beautiful with greenery, parks and plenty open space surrounding it. There is a upper middle class feel to this place which makes you feel safe and comfy.

The condo itself employs a fenceless concept which seems awkward at first, but one gets used to it rather quickly. It's not like the place isn't any safer - one needs keycard access to get in to the pool area, and another level of access to get in the building. That's the beauty of the whole concept - fenceless but it's actually secure!

The main pool is admittedly small but the length is still sufficient for a good workout. There is also a infinity edge pool at the top of the building which is better than many resorts I've been in. One can also dine under the stars at the top. To play tennis the NTU alumni building across the road will have to do!

The apartments are well appointed although it can do better with marble floors instead of homogeneous tiles. Standard grohe finishings for toilets with ventilation. For a number units the shower area has a transparent glass panel which is truly an inconvenience for most people, but can be easily overcome with frosted glass or other means.

Not only that, the location is very very strategic. It is at the intersection of East-West line and circle line, and if you care to look at the Masterplan, will realise you can't build anymore condos around this patch of land between Buena Vista and One-North MRT, as surrounding areas are already slated for parks and commercial buildings.

Also, many people underestimated the significance of the integrated hub. This area of Holland/ Bukit Timah suffers for lack of a proper shopping mall with full parking facilities, so this One North hub will take off when the affluent can swing by easily.

Great rental & Hotel resort stay

Great location, near MRT and Bio campus... Furture looks great in this area. Although I do agree that its rooms/toilet is not the best design. But expats like this development alot. They are mostly good profile tenants. Japs, American, Polands, Germans.... Esp Japs students/professionals.
Good rental yields and so far never seems to face problem in renting out to all these professional expats.
Somehow maintenance fees is abit high.
hoever, I really like this investment !!!

Location, peaceful green surroundings

Couldnt find better combination of price, modern style, and location. 2 MRTs within easy walk, and based in Biopolis area which Government will ensure remains one of their showcase developments so area will keep getting better with good maintenance and security. Whole area seems well maintained with clean peaceful surroundings (one agent told us One-North appeals to expats cos they like lots of greenery and trees). Love the integration with surroundings though understand that those looking for life living within traditional compound condo might not like this style. Great choice for those working in the area.

Western Singapore is the new city

Hi Bob,

You seems to be the typical crying sour grapes withing even trying hard to find what you want...

Some very recent caveat transactions in Feb/Mar 2010 was done around $900-1000psf (and they are for smaller-size units!) if you managed to spot them among the general going trends.

Old Expat

Happy to have found this location. The atmosphere is quiet with lift access to minimum units per floor for larger flats. Squeezed into a plot with just enough room for beautiful landscaping and architecturally efficient common areas. Transportation, dining and shopping are available and close. It will serve as a benchmark for the way to provide housing in a modern high-tech environment. The developer thought,"build it and they will come." They are and receiving great value, don't miss this one!

Eye catching exterior, bad interiors

The smallest studios are very small. The very high ceiling would allow mezzanine above the bathroom but this option has not been explored. The batrhoom has a ridiculous transparent door which , especially since this is advertised as live & work housing, is a design mistake - Do you want your client to be visible while doing his/her business sitting on the wc?
The batrhoom has no ventilation system and there is only one small window in it opening in the hall where everybody walks by - so the whole building receives steam and bad smells from the toilets/showers - bad design.
Pricing, considering the interiors, small surface and design mistakes, is just way too high and unrealistic.
If you just need a pigeonhole to sleep only close to MRT and the various offices in the area, then its good.
I recommend this building for: Students.

One North Residences

Though I initially like One North Residences, my views differ now:

- Design of condo is bad with most units facing west, i.e. hot afternoon sun.
- Fenceless concept makes one feels the lack of security in a way or another.
- Had a chance to view some actual units before it's even TOP: Finishings and workmanship very bad. Cheap and light doors are used. Walls are mostly "false wall" and not solid ones. Master wardrobe is designed to be inside the bathroom (what's going to happen to your clothings in the wardrobe if you have hot shower everyday???)!!!
I recommend this building for: City Living, Peace & Quiet, Luxury & Prestige, Western Expats and Asian Expats.

One North residences

Nice architecture that seems to blend in well with the cutting-edge yet bohemian environment of Biopolis.

Sitting just next to the One North Park and surrounded by lanscaped greenery will make it a a nice getaway too.

The best being that its walking distance to the Buona Vista MRT and future One North MRT station of the new circle line. No need to walk to Holland Village in the near future as its just one MRT stop away.

Its bohemian but yet cutting edge feel will likely be further accentuated with possible bistros and hip dining restaurants in its ground floor units along the Open Plaza area.

Lots of jogging and strolling lanes in its greater vicinity of Biopolis and One North.

Suggest checking the JTC website for its not too distant master plan of transforming this place into a hub of cutting edge biotechnology R&D center as well as a hub of entertainment, fine dining and institution of higher learning connecting even NUS, Science Park, InSEAD and etc.

Great condo facilities too on the roof terrace that i am sure will give on a bird's eye view of the exciting developments surrounding it.

One North ...going south ..

I did not expect it to be so bad. I have been eyeing this for some time and when I landed there to view the property it was one of the most dissapointing scene. The building is just next to the road meaning there is absolutely no landscaping . Any grenary thats mentioned is outside the condo which I am sure in due course will be gone. Buying an old condo is much more wiser than investing in concrete and glass structure . People who like privacy would avoid this ...probably good for NUS hostel grads or may be young researchers . Families would never prefer this . Dissapointing. Any investment in this property should be only for rental and not self stay for sure. Expats ...I doubt.
