Personal view: Not a good project.

I am a resident staying in this development for the past 2 years. Luckily, it was rented. To be fair to those intending to BUY and STAY in it, at least know what you are getting yourself into.

Lift problem - There are 3 lifts serving each block. At least twice for the past one year (could have been more as these two times happened when I was home), the 3 lifts broke down ALTOGETHER. This is so strange. The lift system is questionable. I have to walk down the stairs. I can't imagine those coming up. In fact, I saw a man screaming at the security as his family is on the 20+ floor and his mother is old and couldn't walk down the stairs..imagine the frustration..

Finishing - you can see when you visit the condo. The corners and workmanship really don't look worth the price, bear in mind that this project is only two years old???

Interior - its obvious that the unit is dominated by bay windows..This I can't complain as I can see this when I decide to rent the unit. But, my kitchen tap was dripping after my first year stay. Master room toilet bowl was leaking after 6 mth stay. Glass door in kitchen was faulty after a yr..

Transport - Many buses outside the condo.

Security and cleaning staff - they are doing a good job so far. And very polite too.

Management office - On the few occasions where I seek help regarding my unit, they are not v helpful honestly. Feeling that they are just pushing the problem around. Really wasted my time.

My opinion is: to rent is still ok cos not your problem really. To buy for own stay long term, should seriously think twice.

bad quality?

went to view 3 units of 2 rm condo in one amber....

firstly, even thou it is less than 2 yrs old, can see the wear and tear of the floor as well as the fitting. bad quality? i dun know....after all, it is UOL project.

secondly, like some reviewers posted.....a 900 plus sq ft look really small.....master room is small, second room even smaller.....where did the space go to?

lastly......saw notice board talking abt theft of shoe left outside unit.....hdb i can understand, but condo at D15? hmmmm.....

overall, not worth the price of 1300 psf u going to pay.

pros
fh
2 gates for those who drive
big land area
still new
full facilities
lower maintenance fee
back gate for those who take public transport

cons:
units facing amber garden will likely face construction in years to come as en-bloc fever kicks in. current partial sea views might be blocked.
units facing mountbatten has to contend with road noise, though unblocked views for high floor units

Resort living at One Amber

Before looking for a unit in One Amber, I was turned off by the bad reviews. However after viewing several units, we bought one and are very happy with the investment.
The bay windows can be creatively designed for best possible use of space; same goes for the glass bathroom doors.

Location is superb for beach goers as the underpass is just a stone's throw. It is also highly accessible by public transport. For those driving there is another exit on Mountbatten road. Not to mention its close proximity to Parkway Parade where enrichment centres galore.

Moreover it's Freehold at Leasehold price if you compare with the many projects nearby.

Modern Beautiful, Best of Both Views

One Amber has quite a great unique propositions, both for living and for investment here in D15.

Made a correct choice of purchasing a sub-sale unit instead of one nearby which cost more and certainly not a freehold.

One Amber has one of the best location here in D15 with numerous bus services to town and other parts of Singapore just outside our doorstep, best for my missus who don't drive.

For vehicle owners like me, it takes 10-15 minutes to drive to the Central Business District (CBD) where my office is and the vibrant Orchard Road shopping district (Missus Love it), via ECP.

Great for expats living as it's in close proximity to established local and international schools, such as Chatsworth International School (East Campus) and Tanjong Katong Secondary School.

The upcoming revamped Katong Mall Complex in the heart of Katong Area is just 10mins walk away. The upcoming modern mall will have about 150 shops including a Golden Village cineplex, retail outlets as well as myriad of food and beverages (F&B) outlets, pubs and bars.

No wonder it is the 2nd most popular property for the whole of Singapore sub-sale market. Made a right choice and would recommend to friends who wants a touch of East Coast Living.

Honestly No Regrets

Just brought a unit at One Amber recently, very impress as its quiet and yet very accessible to nearby schools,markets,petrol station and food centres. When the nearby new katong mall reopens in the third quarter of next year, the mall will have about 150 shops including a golden village cineplex with 8 halls, retail outlets as well as myriad of food and beverages (F&B) outlets, pubs and bars etc. I personally love this project and its worth investing or staying in.

One Amber Above The Rest

Living in One Amber for three months have been really fantastic,a great place to live. I like the pool area cos its great for laps and the BBQ pits are nicely just by the pool for those evening gettogethers...

Also the compond is very spacious, has most common facilities and they are all in decent condition. One of the best environment compare to some of the condos around district 15. Even my friends and relatives that lives in other condos like it alot.

Lastly its convenient location to amenities and east cost park make a great place to live as its so self-contained.

Luxurious Topical Resort Condo

This project very luxrious living with many expats and with a very tasteful finishes and right layout. A great place to stay with very big detailed landscaping and its like tropical resort to me with many trees and greenery. Good location,quiet enviroment and conveniently to parkway parade.

Utterly disappointing

I thought this would be a comfy place with a sea view, one of my criteria. True enough there is a seaview but it is not enough to get me to rent this place...seaview is not everything...the room must be decent and liveable, which is totally not in this case...

Wasted my time after viewing

Seen 3 units here before i bought a few units at The Seafront on Meyer. Thought I'd buy a couple of units here for an investment but truly turned off with its small layout especially those 3 bedders. Nothing really attract me in this project. What I can say is; it has wasted my 3.5hrs viewing this silly project with such a claustrophobia layout! Even my 3 kids were complaining! Not worth buying!

Only Disappointment!

After viewing few units, I was very disappointed.
The layout of all the units had a problem.
Small living,small dining,small rooms. And many waste of spaces in the house by putting unnecessary windows etc etc.
If the unit floor area is 1300sqft, i think the actual size is about 1200sqft.

the sea view, if any, is nothing to shout about

location does matter but i feel one's living standards should not be compromised...

Good Investment

While the 2BR 958 sqft may look quite small due to the bay windows, it will make substantial differences if you hack off the dry kitchen table and replace with a smaller table by the wall. The overall quality provided by developer and contractor with professional attitudes are also meeting my expectations.

For the locality and amenities near by, it is still a good investment for own-stay or expatriates who like to be near parks/beaches yet very close to city.

Too much wasted space due to bay windows.

900 sq ft unit looks like 600 sq ft.

Not suitable for own stay; maybe only for investment purpose.

Then again, other condos nearby are a better bet.

people still love it

The multiple glass windows is the developer's idea of getting more light into the house in every area of the unit. Some people might not like the idea but some will think that it is good. My room never have enough lights. The little space is for people who like cosy homes, if you want huge space you can try grand duchess or floridian. Personally I think the space is great there and easier to enbloc. Whatever the case and complaint is, there is a pros and cons to every project. With all the new projects coming up next year, it'll force the market to balance it up, but it might also cause it to rise depending on the prices of the projects like the sound eg eg. Some owners now are using new projects as their benchmark so beware, if the new projects TOP they might just affect the surrounding condo prices.

Rental Yield at One Amber

I keep hearing agents advertising 4% rental yield for One Amber. To get 4% for 2BR (take for example sale price @ $1.3m), monthly rental has to be around $4.4k and this is before deducting all fees and taxes.

Taking current rental for Cote D'Azur around $4k at present, it is unlikely that One Amber will be able to yield 4%. Of course one can argue that One Amber is new and such and such, but this matter very little for a tenant looking for ease and convenience just next to Parkway Parade.

Price is pretty high,to command a good nett rental yield if a buyer gt to purchase a unit now.Supply vs Demand,there are too many ready projects in 2010-2011.Some mass market project is pretty cool.Good luck!

I totally agree with Jak comments about rental yield...i personally don't believe 4% renatl yield is possible at One AMber with the current asking price now..3% rental yield is already tough based on my calculations..

Preview through a project friend. Very nice development. But same inefficient use of space in the unit. Looks like 20% of the space are loss but not sure where!! Was looking at a 920+sqft unit and looks more like a 600sqft 1B+1 studio i saw a few months ago. Else, entire development looks good. Forget seaview, only really high floors. Rental yield will be challenging. A expat friend was looking for a 2bedder (end 2010) and was offered 3.3k for a mid floor unit. He took up the another nearby development at 2.7k for a unit larger by 100sqft. Agent tried to convince me that rental yield is 4% minimum and will reach 4.5-5% by 2011. Yeah sure!! These are the type of agents we don't need in the property industry!
