Always noisy

We've been living in Orleans for almost a year and it is one of the noisiest apartments we've lived in before. We can hear everything the upstairs and next door neibours do and often get woken up in the middle of the night by large bangs from upstairs. Not to mention the screaming children in the hallway and on weekends running around the pool. The noise travels up past the 19th floor into the master bedroom. Also most evening when you come home from work the lobby is like a kindergarten with children screaming and running around without parents that you skillfully need to dodge. The original fixture are not high quality but some of the renovated apartments have replaced them and are quite nice. Also the apartments facing Clarke and above the 15th or so floor have a fantastic view to marina bay. Overall though the view doesnt really compensate for noise.
I recommend this building for:
City Living and
Families with Children.

Up Lift

Oleanas has now upgraded all swimming pool chairs, entrance, new nice sign in the front, new side walls, guard house deck, expanded side walk. Nice living,and low density.
I recommend this building for:
City Living,
Families with Children,
Peace & Quiet,
Luxury & Prestige,
Western Expats and
Asian Expats.

Dark units, not very livable

This development is not very well kept, the MC needs to do something about the pieces of rubbish and the planters around the development. I like the large sized rooms, however bear in mind that the units are generally quite dark because of the facing - and most of the living rooms face a discarded building. Unfortunately, most of the agents who showed me the available units for sale could not tell me what the buildings are. Very affordable unit in the River Valley area, but unfortunately not very livable for someone who loves bright, airy and breezy units. The units here feel rather gloomy.

Quiet and Peaceful Living

I've been living in Oleanas Residence for almost 18 months, I bought my unit at the end of 2009, so far the appreciation in PFS has been lagging comparing to nearby comparable condos, eg Robertson 100. However,I must say I really enjoy living here and still feel this place is the best valued freehold condo in D9. Recently, this condo has been transformed from an unattractive old condo which is right beside the then still under construction (thus noisy) Martin Place Residences, to now a prestigious project which is sandwiched right between 2 most luxurious condos (Martin Place Residence and Martin 38) this part of River Valley area .
Recently Oleanas has become very popular among re-sale buyers, this is because Martin Place Residence will TOP by end 2011, i.e. no more construction noises.
This has 2 effects, firstly there is a strong pick up in rental demand, in the past there were always more than 10 units put up for rental, nowadays you are lucky to find 3; secondly the new road Martin Place will improve accessibility and beautifies the surrounding landscape.
Also a point worth mentioning is there are no bay windows or planter boxes in Oleanas, bay windows often can take up 5% to 10% of strata area, imagine paying $2M for a unit and $200,000 goes to bay windows. I recommend this building for: City Living, Families with Children, Peace & Quiet, Western Expats and Asian Expats.
