With the coming MRT and new launch Tenmiles junction condo by far east, and EC project by CDL, it will only raise in value.
2015 may be still gto 5yrs, but you can't get this price anywhere else, prepare to hold is the key. I recommend this building for: Families with Children and Peace & Quiet.

Excellent Location

You can't get better than this in terms of location.
All the amenities are a stone's throw away. You get access to everything here.
Entrance to MRT will be directly at doorstep.
There are big development plans coming up in this Central hub of Bt Panjang (and soon, for passengers enroute to CCK from the city).
Condo is good-looking on the outside, and alright on the inside, but with full condo facilities. Night view is romantic though at the pool + garden area. Garden is huge and good for strolls in the morning.
Units are angular shape but can be easily fixed with good renovation. A few units viewed are very nicely done up. 3-bedrooms are big as compared to new condo projects.
Gates and security systems will be upgraded in view of upcoming MRT. New gate will be bulid to lead directly to entrance of MRT, maybe even fully sheltered.
Definitely a good investment and for own stay. Superb location. I recommend this building for: City Living, Outdoors & Activities, Families with Children, Peace & Quiet, Students, Western Expats and Asian Expats.

Not worth it!

Here are my thoughts after viewing a few units. I can only say that the only good thing is the location and nothing else. Living room layout is weirdly shaped and alot of space is wasted. Going into lift feels like a HDB lift. Swimming pool is also very small. And with the current construction going on is very noisy. This will last another 5 years. You can also hear the trains passing by. Security guard does not check people coming in. The furnishings are also below standard (no built-in wardrobe etc). And the price is too high compared to other better developments nearby.

Fantasic amenties location

Plenty of developments coming up like new indoor and outdoor water sports stadium opposite bpp shopping mall, ten mile junction new residential development and upcoming underground mrt.
Plenty of transportation at this location includes bus interchange, lrt and future mrt.
Futhermore plot of land beside lrt ,mrt and bus interchange soon to announce. Thumbs up for this location i must say the best site in bukit panjang. I recommend this building for: City Living, Outdoors & Activities, Families with Children, Peace & Quiet, Western Expats and Asian Expats.

I visited a few units hoping to buy one. To me, location is OK as it may have some potential upside due to the coming MRT, and is near to shopping mall and interchange. I know this is a more than 10years old condo, so adjusted my expectation and is prepared to do my own renovation. Minus the interior design, I am only looking at layout, view and facing. I viewed most of the 3 bedded units, and I must say is a disappointment and feel that the developer is not doing justice to the buyers. The hall, that make up of both dining and living, is poorly designed with quite a few bit of angular wall…you get that dizzy feeling after viewing a few units. (To be honest, the layout is so poor that basic decision like where to face the TV is a challenge.) The rooms are big, with only two rooms having a full glass panel view which is good. The third room, again, is a “rip-off “by the developer, where there is a small window given, and is angle in such a way, that you only get to see the close up wall. Advantage is there are no bench windows and balcony (subjective) to take up space, so space can be fully utilized. No comment on the bathrooms and kitchen as is normal layout that can easily be done up. I will give this a skip.

Mayprings -Hugh Future Potential

With a plot ratio of 3.0, this makes Maysprings a potential enbloc target. It is hard to find a condo that has the space of few carpark lots per SP. The NS facing has made each unit windy all year-round. The ease of entering PIE/BKE/SLE and the proximity of LRT/Bus Station/Future MRT have made transportation a breeze for this condo. It may not as luxurious as those in D15 but it definitely carries hugh investment potantial. In summary, Value-For-Money.

Worthwhile Condo

I have viewed few condos especially maysprings, linear and plam garden. Found maysprings will be my top choice.
Near eateries, shopping , interchange, lrt and furture mrt. It has big garden and low maintenance fee unlike The Linear condo it look like private apartment to me with so small pool and 2 bbq pit at the corner. Many unsold units at Linear too. Palm garden has good facility but was so near to indian temple. Looking at more potential will be maysprings. I recommend this building for: City Living, Outdoors & Activities, Families with Children, Peace & Quiet, Students, Western Expats and Asian Expats.

More like an Executive Condo.

This condo can best be evaluated only as an EC. I have stayed here for almost a year already and to me the place is quite a let down. The only thing i like is the transport here is good and will only gets better in future. So I have terminated my tenancy in maysprings and is moving to the neighbour condo Linear (which I have fortunately bought last year before the price increase).
I recommend this building for:

Value for Money

I have been staying at Maysprings for 5 years and each time property agent calls me whether to sell my unit, I frimly turndown.
It's the most convenient condo in Bt Panjang with all the transport facilities at door-step, like the bus-interchange, LRT & the upcoming MRT stantion.Besides, it is also serve by buses along Upp Bt Timah road & Bukit Panjang road where buses comes from Chua Chu Kang. We don't really need a car to move around.
It's also the timming that counts when to purchase. I bought mine in 2004 where all property in S'pore were at rock bottom prices, and over the years the market has been picking up. I believe those who bought theirs in 1998, some still do not break even.
The condo is facing North & South which is windy and no direct sun, unlike The Linear; where all the units facing east & west, which is hot throughout the day. We also have beautiful mountain view with lots of greenry and a beautiful garden.
My advice to potential buyers that this place is comfortable and value for money. I recommend this building for: City Living, Outdoors & Activities, Families with Children, Peace & Quiet, Students, Western Expats and Asian Expats.

REASONABLE CONDO

Mayspring may look a bit like EC but then given the convenience of transportation LRT,Bus Interchange,Shopping Centre and Sheng Siong in Ten Mile Stone and the beautiful garden landscape at night, one cannot compare the convenience at door step where elsewhere they may look slghtly nicer.But unless U own a car,you may find inconvenience to move around and also further away from the City like condos in the North region .I have had missed the purchase when prices was at $330,000 to $350,000 range a couple of years back for 818 to 904 per sq ft and currently prices are way above at least $500,000 even though some may be looking at $450,000 to $480,000 range?A tidy profit of at least 100k if only I bought one during that time. I would be looking to grab one should it fall back to the three hundred thousand range when some market expertises are saying more properties with banks are coming out for auctions, more new condos supply and the weak rental market conditions.

I rented a 3bedroom unit in this condo for a period of 1 year (while waiting for my place at Hillington Green to be ready). I find the environment there does not live up to condo living status at all. The pool is small, the lift interior looks increasingly like the newer HDB lift, the lobby are ceramic tiles for the most part, and the intercom in the units is only 1way and it has been a white elephant since TOP (as I was told by residents there). The developer did not provide aircon in the living room and there is no side gate...experienced condo stayers will know this is causes problems like security lapse or inconvenience to residents. Amenities and transport are the 2 things that perhaps help to slow down the inevitable gradual decrease in the pricing of the units there.

I have been a resident since inception and just love the door step convenience of the LRT station, bus interchange, Bukit Panjang Plaza. Don't intend to move now that I know the downtown MRT line and lots of future developments are coming. The 95 transaction in the last 23 months just goes to show how popular this condo is. Ranked amongst Top 40 condos in Singapore in 2008. Achieved higher psf than many FH and LH projects in District 23

My fair assessment: I have stayed Maysprings from 1998 - 2008 Sept...yes I sold the place recently. I have stayed this long as I could not sell at a break even price until recently. I do not find this condo value for money as overall it felt like a EC (infact some EC like Northoaks will beat it hands down both on price and make), not forgetting the very small pool. The advantages are it has a big garden landscape and it has was the potential to rent but more for smaller units. Although MRT will be heading there in another 7 years, the 99yr condo will be older and will also have to compete with its next door modern-looking condo, 999yr The Linear. I am happy I have managed to sold my maysprings unit. My advice to potential buyers of this condo to rent out a place there if you can before buying a unit there.

I lived in Maysprings Condominium for 2 years. I found the security excellent and the facilities very well maintained. The location is extremely favourable with the Express Bus service direct to Orchard road, the L.R.T and the Bukit Panjang Plaza all within walking distance. This is one of the cheaper Condominium complexes in Singapore and quite honestly I can say it is value for money with a number of schools and other education facilities nearby and the Bukit Timah Nature Reserve also. A great family location.
