Excellent location

I find the location excellent, but the master bedrooms are admittedly a little small.
However, like the serenity, the unblocked view from the balcony, and the fact that this is an expat enclave. I recommend this building for: City Living, Peace & Quiet, Luxury & Prestige, Western Expats and Asian Expats.

Great D09 Find

With average psf on par with current developments in D15 & 16. This is a delightful find.
Peaceful surroundings due to proximity to Istana grounds and nearby Mt Emily Park. Walking distance to yuppy-ish Mt Sophia as well as Plaza Sing. MRT is literally at the doorstep. Ethnic Singapore, Little India nearby adds to the local charm too. I recommend this building for: City Living, Outdoors & Activities, Western Expats and Asian Expats.

Good Hidden Investment Potential

Located in District 9 but price is more affordable than others in D9. Yet Quite loaction and 5-10 mins to almost everywhere by Taxi CBD, Orchard, Newton, City Hall , Botanical Garden and very near MRT and bus stop enough to attract Expat tenants. Near nature reserve plot of Emily park and Istana definetley left untouched for pristine greenry. Just behind Istana and Plaza Singapore. Near Many restaurants, Huge Sing Song super market and Little india.
Some local may not like it but Expat will love it with more competitive rental yet in near heart of Ochard/Town D9. Unbeatable value once all nearby amenities anf development are completed. I recommend this building for: City Living, Outdoors & Activities, Western Expats and Asian Expats.

Overrated

Gonna be noisy if you don't close the windows - Mackenzie Rd is not a quiet road. Suspect construction standard, not a fan of projects by this developer. A tad far from the happening places, walkable but a tad too far especially when there is no shelter till some distance away. Would prefer the Mount Emily area than here certainly.
I recommend this building for:
City Living.

not too bad

not a bad development but its location is just lacking. Big issue for me is the rental is not on par with the asking price. Probably 2.8% only? agent's calculation is totally silly. asked me to put high DP so the rental looks good. I mean, what is the point??

Expect construction noise from development in front to affect the serenity of this place.
Noise will be there for 2-3 years. Rental will be affected.
After construction complete, the units facing handy road will be completely blocked. I recommend this building for:

Interesting layout, nice balconies and quiet street outlook during the day.
However, looked like maintenance could be improved, as very dusty in common areas. Rooms were very small, but location is good. I recommend this building for:

Poor maintenance: Only 1 year old but already dirty
Single glazed units: Mackenzie road can be noisy: Short cut from Selegie to Bukit Timah Rd
Very little movement for sales caveats probably cos priced too unreasonably high I recommend this building for:
