Depends on what you want

I bet the more one reads the reviews, the more confused one gets.
I have a friend who stayed there and I think he is comfortable staying there.
Construction noise? Singapore construction site is everywhere now, if it's not happening near you, it will eventually.. so can't complaint much. However, it seems that the ongoing ones around the development are completing soon, I give it 1 year.
Unit itself -
During my visit, it certainly does not belong to the supercondo catagory but the interior and layout is definitely decent, at least they are much better than the recent S$2K+ psf units that made me feel uncomfortable being inside it.
In summary, I think it is suitable for singles expats or young families. I recommend this building for: City Living, Luxury & Prestige, Western Expats and Asian Expats.

Good location and nice apartment

-A nice boutique development
- There are some construction undergoing nearby but sounds are bearable on weekdays day time.
- Very quiet at night and weekend.
- Have a plesant stay there I recommend this building for: City Living, Western Expats and Asian Expats.

Who built this Building? Buyer Beware

Where do you begin with the problems of this building? For starters, there are 15 floors, 45 units and how many are for sale and rent? over 50%
There is no lobby. The elevator breaks down constantly ( I got stuck in it on 3 different occasions). The car park in the basement floods everytime it rains, the call box system was finally just fixed, severe cracks in the foundation as well as plumbing issues. There is a problem with the sewage drain. The pool has issues as well. Barbecue pits, they do not function.
Let's talk about the unbearable noise that is present 7 days a week.
The units are small. There is no space and the layouts are not designed to take advantage of the small space.
Bad investment, do not waste your money. The value is not inline with the market. It is a subclass building that only has the benefit of its location to write about. I recommend this building for:

contradictory

was just reading the reviews and wondering how the 2 only reviews can b so contradicting when it comes to comments on noise. its either quiet or its not. cant see how with other construction going on, the author can say that's its quiet n peaceful?

Construction noise!

Good location with United Square and Novena Velocity malls, but the property itself is poorly and impractically built and rooms are quite small. The MAJOR drawback is, it is surrounded by two developments and the construction noise is absolutely unbearable - completely beating the purpose of “home sweet home.” These two developments are still in the early stage, so I doubt that the noise will go away in anytime soon (I give at least two years).
Would be a good place to live after the surrounded constructions are completed. I recommend this building for:

Superb location, freehold and quiet

One of the best developments in the area. Located in a prime area- Lincoln Road for quiet and exclusive living. Accessible to Newton and Novena MRTs, on all major Bus routes- Bus stops at Hotel Royal and United Square- can't ask for more!
I recommend this building for:
City Living,
Peace & Quiet,
Luxury & Prestige,
Western Expats and
Asian Expats.
