after selling my condo last july, i have been scouting for another bigger unit at upper bukit timah and Hillview area since Oct 2011.
i gave Hazel Park condo a missed last year after reading the negative reviews about how the outdated design, petrol station, the contruction, the smell, etc.
after viewing many projects, i found that the asking prices were ridiculously high @ around $1000 psf for projects more than 15 years old because of new launches set at ~ $1200 psf.
recently, i decided to check out Hazel park and was impressed by the design, well maintainance, amenities, location and the low maintenance fee. the negative comments written were biased. i managed to purchase a unit at a reasonable price.
with the cashew MRT comletion in 2015, there will be more developments nearby. by then the property value will increase. I recommend this building for: Outdoors & Activities, Families with Children, Peace & Quiet, Luxury & Prestige, Western Expats and Asian Expats.

One important aspect to take note of when selecting a property is to look at the development in the area and the land value that the property sits on. With an upcoming MRT station right at the doorstep,the development of a shopping/transport hub in neighbouring Bukit Panjang, potential usage of nearby land due to the removal of railway lines, Hazel park is worth considering.
I recommend this building for:
Outdoors & Activities,
Families with Children,
Peace & Quiet,
Students,
Western Expats and
Asian Expats.

One of the most depressing Condo I hv seen, dated designs, dated development, with that price you can buy much better development else where.
I recommend this building for:

Hazel Park Condo ( Excellent !)

I just bought a 3 bed room unit in Hazel Park Condo and have been staying here for 6 months. Honestly I have no regret of buying this unit. But on the other hands perhaps I bought the right unit that face the bukit timah hill:) but for some unlucky ones some blocks are facing HDB and school certainly do not agree what I say. There wasn't any noise from MRT construction and U turn doesn't seem that bad, but again is depends from people to people:) Prior I bought this unit I have been viewing lots of units at Hillview etc but trust me Hazel Park Condo is the right choice within Bt Pangjang area.
I can confirmed that there is no noon sun I recommend this building for: Families with Children.

Have placed a 1% deposit in Hazel Park 3-bedroom apartment but regretted and thinking of forgo. The construction works going on outside the estate are getting crazy noise pollution and causing great inconvenience to come in (difficult to u-turn if driving). Many foreign worker (bangala) laying around outside at nights.
Smell from the shell petrol and the canal outside causing air pollution too. As for the future MRT, i tried to walk and it is definately over 15 mins to the main entrance via footpath. Heavy jam traffic every morning. Only one block which is facing North/south direction, the rest are with noon sun. Agreed that is the convenience brought about by its location going to Bukit Panjang Plaza takes about 20 mins of leisure walk too. Don't believe what you see in forum or hear from others, come see it for yourself! I recommend this building for:

Have been living in Hazel Park 3-bedroom apartment for almost a year and have never regretted a moment after purchase.
Though there are some construction works going on outside the estate, it is a small price to pay for the greater convenience that will come our way after the MRT is in operation. Moreover the project is situated some distance away from the main road and one could hardly near anything, even at nights.
Same goes for the canal outside, the project is clearly not near it, especially the 3 bedroom units.
As for the future MRT, it is little over 5 mins' walk to the main entrance, however if one goes by the footpath beside the canal, it should only take about 2-3mins (around 200 metres) to the side entrance "C1".
As for the heavy traffic in the mornings, it is even worst if you are staying in public housing neighbourhood. It is still moving traffic and never on standstill!
Morever, all the units there are facing North/south direction, one could hardly see the sunlight. However, it is breezy enough for those who like to air their laundry after washing.
What i really enjoy is the convenience brought about by its location. It is located very near 3 coffee shops, Indian restaurant etc and going to Bukit Panjang Plaza takes about 10-15 mins of leisure walk too. There is also a bus stop just outside the project and one could go to anywhere in Singapore with around 11 bus services.
Don't believe what you see in forum or hear from others, come see it for yourself! I recommend this building for: City Living, Outdoors & Activities, Families with Children, Peace & Quiet, Students, Western Expats and Asian Expats.

Going for 2nd thot

Actually shortlisted Hazel Park Condo but some kind of disappointment. Some construction outside going on (undergound MRT) and pretty noisy and messy with a smelly stretch from canal. Have to walk quite a distance (20 mintues) to future MRT. Heavy traffic congested during peak hour at the main road and difficult to get a taxi.
Browsing at 2 bedroom apartments and sort of odd sizes. The rooms were very very small which cant fit a king size bed in the master bedroom. The kitchen is very crampy. Whole unit were so warm which i think there are direct sun shine during afternoon.
NOT RECOMMENDED for family with young children. I recommend this building for: Western Expats.

I am really excited abt the upcoming exclusive Downtown Line 2 serving mainly the bk timah enclave and a whole cluster of prestigious schools. Judging from the current construction outside, the station seems much nearer to Hazel Park Condo than what I had initlally expected and progress is also amazing fast.
I bought this condo in 2008 without really knowing there is a upcoming mrt station just outside the condo within 300m and don't even need to cross the road. Recently there is an announcement on the sale of the plot of land further down the road (opp. May Spring) for commercial and residential purpose. Expect a Mall to be up at the same time Downtown Line 2 is ready:)
However, I would expect the management to look into opening a back gate to shorten the walking distance to Bukit Panjang Plaza....then everything would be pefectly in place. I recommend this building for: City Living, Outdoors & Activities, Families with Children, Peace & Quiet, Western Expats and Asian Expats.

Great Place to be!

I am currently searching for a place around bukit timah area to live in and hopefully to invest. Have been to no fewer than 7 estates and I must admit Hazel Park condos come up tops in my selection of a home.
The little road, off Upper Bukit Timah road, leading to the condos ensure its serenity and privacy.
This is by far the CLEANEST estate I have seen, kudos to the management team!
Besides cleanliness, this estate is one of the most sprawling one and the blocks are spaced out comfortably and does n't give a crampy feel like most estates do. The furnishings used in the units are also of reasonable quality and does n't age prematurely if the owners take care of it. Majority of the 3-bedroom units I have seen are bright and pretty windy, with spacious living rooms with either nice swimming pool or hill views.
Though there are quite a number of units there (around 690+), there are enough facilities for all (3 pools, 3 tennis courts, 2 clubhouses! etc) and the sheer number of occupying units help to drive down the maintenence fees to one of the cheapest.
Understand there are also a few future developments in that area, and this will help prop up the value of the nearby properties. Of course the value of this property is also guaranteed by the future mrt (cashew station), which is literally a STONE'S THROW away.

With the completion of MRT at your doorstep in 2014, expect price to break through the $1000psf mark in no time. You don't even have to cross the main road to reach the future MRT station. Serence yet convenient with a host of amenities such as eateries, provision shop and hardware shops etc at your doorstep, this condo is highly suitable of family stay or for mid-term investment.

Biggest land area condo i have ever seen. 2 beautiful pools with resort like theme, very rare in sg.
Full facilities which include a basketball court.
Lots of eateries nearby.
Very accessible as bus-stop just outside the condo and also downtown line coming up soon.
Perfect if there is a side gate at the rear of the condo. I recommend this building for: Outdoors & Activities, Families with Children, Peace & Quiet, Luxury & Prestige, Western Expats and Asian Expats.

A lot common spaces, two huge sweeming pools, mini mart, salon and other good facilities. Peaceful, calm, recently painted nice looking big estate with good security system.
Flats are very spaceous, big windows and very windy.
Food courts (Indian restaurent too) and essential ammenities are near by.
A behind gate and connecting road to Bukit Panjang estate would have been great.
It's an excellent estate for family and children. I recommend this building for: Outdoors & Activities, Families with Children, Peace & Quiet, Students and Asian Expats.

Quiet and cosy, good for family stay
Big basement carpark for residents
Good facilities but time to upgrade too
Security should be tighten up
Will be good if there is an additional gate leading to Bt Panjang Estate
