Great place

I have lived here for 5 months and find the place is fantastic. MRT is not too noisy and I live on ground floor. Security and management is top class. Facilities are excellent and the area has everything anyone could need, including beautiful Little Guilin . Only drawback is... I don't want to go out much as I enjoy it here so much.

Great View, Excellent Amenities, Some Noise

The noise level varies greatly depending on where you are staying. This is primarily because of the MRT track that runs very close to the development, especially blocks 22 and 24. All 2 bedroom units face the track instead of Little Guilin, so noise is definitely a problem. The 3 bedrooms faces the pool, away from the track, so unless you are on a low floor you won't even hear the MRT at all. What you do get is the traffic noise from the main road in front, which is bearable.
Condo facilities are extensive, you name it, they have it. Management team is very effcient and helpful, which makes a big difference to having problems sorted out.
Walking to Gombak station is around 5mins (<400m away), travelling to city takes around 45min door to door, but for peak hours, it depends on how many trains you have to wait for to get on the connecting one at Jurong East. Bus choices are liimited, and you'll probably need to transfer at Bt Batok a
Local markets are excellent. Compared to Bukit Batok's West Mall area, Gombak is more 'heartland', which means more traditional shops, no aircon, cheaper stuff, and being able to pick and choose your fish/meat from the wet market.
Overall, the development is pretty good as long as you pick the right units (ie. high floor, pool facing). I recommend this building for: Outdoors & Activities, Western Expats and Asian Expats.

The flats are quite nice and the amenities are excellent. However, it is hard to enjoy the pool when you hear the MRT trains roaring by every 10-15 minutes. The windows are not double-glazed, so you can hear the noise through them as well.
There is also a major thoroughfare nearby. In short--nice place, but VERY NOISY. Recommended for people who like to live near airports. I recommend this building for:

Great place to live in

It simply a great place to live in. Beautiful lake view with serene environment, Windy, Permanently unblocked view, 5 mins walking distance to MRT, full condo facilities (full lap pool, gym, jacuzi, steam bath room, tennis, squash, karaoke, bbq pits,etc..)..

A cool and peaceful place in Singapore

The view and cool breeze are really inspiring. Very spacious, worth for money, near amenities and 3-4 minutes to MRT. We enjoy living here and cannot find another place in Singapore like this. Fresh air and green surroundings, perfect for family.

Condo with all facilities & lake view

This is one of the last batch of condos before the increase of plot ratio took effect a few year ago. As a result, it has all the facilities you can think of and lots of public space, landscape & trees, unlike those new condos which are extremely cramped. Also, there are no big balcony, bay window nor planters which are not usable. Last but not least, it has 2 big size & well equiped karaoke rooms which I think are hard to find anywhere else.

Million dollar view from high floors

I visit my friends in Guilin view quiet often and always got an impression of peace and serene. This is a place just to sit and relax and excellent surroundings to bring up a family. Really a natural life with plenty of fresh air!

Great Dwelling Place With Excelle Scenery

I enjoyed visiting my friends at this condo twice a month. There are plenty of amenities to keep young children occupied while the adults spent time doing serious discussion at the function room. Place is ideally located in matured estate. There's wet markets. a few renovation firms, one economic Bee Hoon stall with long queue (BLK 359), one nice "Chee Chong Fan" stall with long queue too (BLK 371), great Muslin stalls (BLK374), etc. There's not shortage of good food in this area.
I recommend this building for:

Guilin view is located at a serene, quiet and peaceful location with all the amenities nearby, including MRT. The cool breez in the evenings is so fresh and soothening. Good price, excellent lay out and spacious.
