Great Potential

This project definitely has its potential when the mrt is fully operational. Its modern building facade is also a draw to me. However, as of now am concerned about the construction works that is going on, one may have to put up with the dust, noise and the threat on the building structure in addition to its proximity to nearby school (noise), drain (stench) and the direct sunlight.
I recommend this building for:
City Living and
Asian Expats.

One to miss

We went to view units on the 3rd and 5th floor recently. They were described as 4 bedroom apartments but the rooms were very small. I doubt the master bedroom can fit a king size bed. Smaller than any average condominium I have seen so far. The kitchen is also very small. Also, like someone previously pointed out in the review, the units in Espa has a serious sun problem, the sun shines direct into the unit and master bedroom and it is very warm. The windows are large and sun shine directly inside. We are not used to the humid feeling in Singapore and this apartments make it worse. Also a lot of construction outside going on (Train) and noisy. Also facing a smelly stretch of canal with very brown dirty water.
Pool is so miniature, and gym can probably fit 2 person at a time only. I think its just a bad location and very small, very low budget place. I went to see other places with tennis court, lagoon pool. big gym, bowling rooms and many more facilities, more classy feeling for working expats and their families. My wife do not work so she needs facilities to keep her occupied when I am working.
We will consider the others we have seen with proper facilities and bigger size units. Went to see Linear down the road, size is bigger and better and more facilities than Espa but also sun problem, noisy and smelly also with construction. Will most likely look in other areas. This area has too much construction and noise. Dirty, smelly, dusty, sun shine direct, small room, not worth my consideration I recommend this building for:

Kudos to JLL, MA for the Church which holds a major stake in the Devt for its professionalism and due diligence in its screening of prospective tenants and upholding the conducive enviro for well- minded occupants of ESPA...
I recommend this building for:
Families with Children,
Peace & Quiet and
Western Expats.

Renting units here: TO TAKE NOTE (Part 2)

Ok because the experience is so long I need to break it up into 2 parts, LOL.
Ok, so, as if that was not pissing me off enough, They probed further by wanting to know more about my partner’s occupation, income details. I decided this was getting ridiculous, enough is enough, and I called off the deal. Come on, landlord and tenant relationship is like a business partnership. When things gets weird, you better stop as I foresee more problems in future working with such paranoid people. Its not even that strict when you apply for a bank loan I must say. Geez! Just be prepared to be background checked if you intend to rent from them.
You probably need to answer a questionaire to be considered, LOL!
Blessing in disguise, I got a penthouse unit nearby with FULL facilities, without the noise, pollution and sun problem. Rent is higher than the Espa, but at least I have a decent landlord. Yes, GOD IS GOOD!
So if you want to rent, best would be direct with individual owners. Red flag of it’s the Church and Jones Lang unit!!!!
Just my honest opinion after wasting 3 weeks of my life pursuing it I recommend this building for: Peace & Quiet and Western Expats.

Renting units here: TO TAKE NOTE (Part 1 of 1

The Espa is a nice cozy development suitable for executives. The facilities are to the minimum, a small pool and a pathetic gym. The layout is good n the environment is quite exclusive. The rooms r really small.units r either facing the road (noisy with the MRT construction, dusty too....sun problem! direct at u, super hot!) or facing the school (noisy: think national anthem at 730am, school bells ringing at every 20mins interval,brass band practice at 2pm?)area is pretty secluded, for people who do not really cook, theres nothing nice to eat nearby.car park is small. we own 2 vehicles and were told theres only space for 1? facilities are downright pathetic if you pardon me for being too honest
Well, the only good I can think of is, its kinda new, its got a nice design and layout in the units, also its cheap (comparing to a few nearby).
I must say I was willing to let go of the bad for the good. I thought the asking price for rentals here are cheap, considering how crazy the property market is now and was willing to compromise and come to acceptance for its shortfalls. To me, it was a place to sleep...I am not looking for 'resort styled pools' to relax since I travel so often for business anyway, LOL. BUT, before you offer a letter of intent to rent, know who is your landlord!!!!!!! Half the units here are jointly owned by the Methodist Church of SIngapore and Jones Lang Laselle. I must tell you its the WORST experience I ever had. No kidding.
I've been independent and renting since I was young and I've never had a traumatizing renting experience as such.
It took almost 3 weeks of delay back and forth between the agents. Asking for income documents as they are worried we can’t afford rent. As if that was not insulting enough, when I showed an individual annual income of over 70k per annum (excluding my partner’s income), they kinda insulted my profession as a headhunter! They think I am going to bring foreigners into the unit to live. CAN U IMAGINE?! I recommend this building for: Peace & Quiet and Western Expats.
