NOT NOISY AT ALL

THE CONDO ISN'T NOISY AT ALL . YOU HAVE TO BE THERE TO EXPERIENCE IT EVEN ON WEEKEND I DON'T FIND ANY KIDS AROUND.ITS BASICALLY AN EXPAT CHOICE AS THE LOCATION IS SUPER UNIQUE.
I recommend this building for: City Living, Outdoors & Activities, Peace & Quiet, Luxury & Prestige, Western Expats and Asian Expats.

Too expensive

Take note that place is overvalued on a noisy street, full of kids and being sold/rented out by hawker estate agents.
I recommend this building for: Asian Expats.

Emerald Garden - Unique Project

Well located. Near offices, MRT, hawker centres, supermarket, nestled in conservation shophouse district and 999 leasehold.

While not as new as The Sail etc. and lack tennis courts etc., it has ample parking spaces and lower density than all the projects coming up in Tanjong Pagar and Shenton etc.

I struggle to think of a project that is similar in nature. Very interesting.

I believe the new MRT is coming up around the area, the noise and dust is unavoidable, but should be long-term positive.
I recommend this building for: City Living and Western Expats.

SERENE ENVIRONMENT

This place gives a very serene ambience. Once you step into the development, it is being cut out from the bustling city. Those units facing the pool without afternoon sun and have a view to the Pinnacle at Duxton are quite good. The size of the rooms are quite reasonable and better than the recent development.
I recommend this building for: City Living, Outdoors & Activities, Families with Children, Peace & Quiet, Luxury & Prestige, Students, Western Expats and Asian Expats.

Emerald Garden - very Noisy

Due to its ideal location Emerald Garden could be a very nice place to live in. I am leaving there since a year and it is very noisy due to the heavy down town MRT construction. And this will last till 2013!!!
So you can enjoy pneumatic drill sounds day and night and do not even know what a silent environment look like.
Also the access is chaotic by car or taxi as it is changing everyday and looks like a labyrinthe.
I recommend this building for: City Living and Western Expats.

nicely located but slightly run down and bad traffic on all roads leading in and out.

One of the best located condo in the city. Close to everything.Near to MRT, buses and plenty of food around 7/24. It is so convenient to go to work, to do your daily shopping and entertainment. A good place to live, value for money. Can't find another one in the city.Plenty of car park space.A good place for western expats.
I recommend this building for: City Living, Peace & Quiet and Western Expats.

Well located with options for food from cheap and cheerful to high end. On a regular taxi route but bus and MRT not convenient. Walking distance from Raffles place, Robinson Road, Chinatown. Not in proximity to any major retail outlet but grocery shopping (and loads of 7-11s) are easy to come by

Well maintained. Generally friendly condo mgt and staff

The advantages are in the current price/rents however
I recommend this building for: City Living and Peace & Quiet.
